Does anyone have current information on the status of the Deer Creek Golf Community in Crossville? The only thing I have been able to find on line is a couple of Facebook posts indicating the course isn't being maintained, which isn't a good sign for the health of the community.

My family owns farmland adjoining the Deer Creek community, and for years we were approached about selling so that they could expand the development. We resisted. It seems to me just from driving through that nearly all of the available lots have been built on. It's hay day was probably from the early to late 2000s. It's definitely a nice community, in my opinion.

I don't know about the HOA fees or why so many houses are for sale, but Crossville, in general, has a high percent of unoccupied homes due to the numerous retirees in the area. Deer Creek is not specifically a retirement community, but many retirees have chosen to reside there, so that could be a possible reason for the vacancies.

How do the numerous retirees translate into a high percentage of vacancies? Is it because we are dying off?

Quite simply Deer Creek tried to compete with Fairfield Glade and Lake Tansi, they lost

Many homes were sold with high mortgages that caused defaults and then sold at bargain basement prices to people that really could not afford them. The community was too small to sustain the amenities in the following recession.

The allure of a gated community, with promised amenities was the carrot on the stick. Fairfield Glade and the Tansi community was also hit, but had a large enough infrastructure and resident base to withstand this.

I have my doubts that "amenities" had much to do with anyone's financial problems in Deer Creek. The amenities fee is only $160 per YEAR. And there aren't that many amenities to support........ only a swimming pool and a few tennis courts.


The golf course is independently owned and no resident is required to belong to or play golf at the golf course. From what I understand, the golf course is struggling financially, but I would attribute that to the abundance of golf courses nearby, in particular at Fairfield Glade.


If someone new is moving to the area and they have a passion for golf, then it's almost guaranteed that they will select a community that has FIVE well maintained and active golf courses rather than a community with only one golf course and little else to offer in the way of amenities.


I would think that Deer Creek's greatest appeal would be to those who want an upper bracket home in a somewhat exclusive community that is located very close to Crossville and the interstate. The only question is how many people can afford these upper bracket homes in a small town like Crossville?


Apparently a lot of people built some fancy homes 10 to 12 years ago when the economy and real estate were booming. Now that real estate has cooled off, many are having trouble selling the homes for what they have in them. In fact, I'd estimate that many are being sold at 20% to 30% less than what it cost to build them. And if the home goes into foreclosure, it might bring only half of what it cost to build. So I think the glut of homes on the market is due to too many sellers for the limited number of buyers looking for homes in that price range in that location.
