Hate to burst your bubble, but if Cookeville isn't getting a Target anytime soon, Crossville sure as **** isn't getting one. Target looks at median income in the area and it's too low for now.

Agreed. I don't forsee a Home Depot happening either. Years ago there were rumors of Home Depot locating south of exit 322 at the SW corner of Hwy 70 and the new bypass. I seem to remember that was right before the Great Recession, so if the rumors were even true, perhaps that's why it was never built? But more likely, it was just a rumor.


I am hoping for an Aldi and at least 2 quality sit down restaurants above all other things. Though, I think the stores below may fit the planned space/demographics well.

Starbucks
Jimmy John's
Firehouse Subs
O'Charley's


I suspect that like the Shops at Eagle Point, some already established businesses will want to relocate. If so, I hope the space vacated can bring an Ollies, Bargain Hunt, Goodwill, and Harbor Freight.

Do the Putnam County numbers include TTU students...many (most) of whom probably have little or no income? If so, that would drastically skew the results...

As I said, they look at the entire area, which in our case would be the entire fourteen county Upper Cumberland area. Also, your data is almost 10 years old. Not saying it would be different now, but a lot has changed since 2010.

I don't think that retail store opening decisions are based so much on "average income" as they are on the "total number" of people in the market area who have the desired family income to buy what the store is selling.


Averages can be very misleading. Besides, a store doesn't depend on every person in the marketing area to be a customer of theirs... only a sufficient number with adequate income and an unsatisfied demand for what the store is selling.

According to a recent City Council meeting, the family who owns the large parcel of land behind Walmart and in front of Dollar Tree (on the SE corner of Interstate Drive and Old Hwy 127) is interested in working with the city to develop the land for retail. The family is based out of Atlanta and had a lawyer speak on their behalf at the council meeting. It seems the recent discussion about the Cumberland Crossings development has enticed them to seek city assistance with their development also.


My hope is that both of these sites can be fully developed, with or without city assistance, bringing much needed retail, restaurants, hotels, etc. Each site is located in the perfect area of Crossville for such developments.

At a special-called city council meeting today, a representative from Hand Properties in Atlanta presented their proposal for development of the land near Walmart at the SE intersection of Interstate Drive and Old Hwy 127. Their plan includes one large retail building, one large supermarket, and several smaller shops. This developer is best known for working with Publix supermarkets, so if the development comes to fruition, it’s likely that Publix could be coming to Crossville in the near future. This is solely a rumor, but in the comments of a Facebook post, someone commented saying that one of their family members works at the Cookeville Publix and says that the manager there says this is basically a done deal.


Below is a link to the company’s website. They also work closely with Chik-Fil-A and Starbucks. It would be very nice to see both included with this development. Also, if Publix truly is coming, it will be interesting to see if Food City chooses to update their Crossville location to more closely match their FFG location.

I listened to the audio of the meeting (link below) with the presentation from the developer. Here are some highlights:

-10 acres / 150,000 – 200,00 sq ft of retail space withroom for future expansion
- Mostly level site with minimal wetlands.
-Shoppes at Eagle Point has done well, which has led to re-evaluation of Crossville market.
-Shopping center anticipated to be a regional draw
- Great location between two exits on I-40.
- Planned widening of Interstate Drive critical for the site development
-Only seeking public assistance for improvements (addition of turn lanes and signalized intersection) to Interstate Drive and Old Jamestown Hwy in the immediate area of development.


Other info learned:


The City of Crossville will be closing on their right-of-way-acquisition along Interstate Drive in December, meaning that afterwards,the widening project will be added to the TDOT 3 year plan.


The developer plans to resubmit his proposal to Publix and other anchors soon, which should make a decision in 6 months or so. He says that it is very possible that 1 or 2 restaurants could locate in the planned outparcels.


Prior to choosing the current location, two other sites were considered back in 2015, both along Hwy 127, but the economics at the time weren’t optimal. Additionally, one site needed too much grading and mitigation and the other site was 66 acres and the seller wouldn’t subdivide. He is wanting to move quickly because he is aware that other development groups are searching for property in the area.


I just hope there are as few bumps in the road as possible,and the much-needed project is fully developed.

Supermarket Publix coming to Crossville would be hot speculation. The supermarket proposed matches up with a Publix prototype.
