Heathwood is a very nice neighborhood. The homes are nice, well kept, and they've increased in value at a healthy clip. It's a beautiful area.

Both Heathwood and Heathwood West (HW) subdivisions are the best kept secrets in Cookeville. Not in the city limits...... no city taxes and they both border directly to the city limits, you can throw a stone and hit the "City Limit" sign from either one. Dollar Stores about one mile away in either direction. Heathwood subdiv is older (70's +) than HW ( 90's +) and has mature trees everywhere. Very convenient/ very walkable if you like that. 2 miles to town, no traffic ever if you time it right, meaning after the school buses quit traveling. In any case, outside of city limits you will have to pay for garbage pickup and don't know what that costs. IDK of any plans to incorporate either Subdv's into the city limits at this time.



My farm borders both subdivisions. I can think of 2 homes for sale in Heathwood, just drove thru there today. One has acreage and the other is a brand new listing on a smaller lot, maybe an acre, might be asking $239K or so, has been extremely well kept (from the outside). When buying any home here in Putnam County with a basement be advised to check for leaks/water intrusion, some basements leak and some don't.


Just like everywhere else prices are going up in S Cookeville (IE: the south side of I-40 goin' down S Jefferson) and there is new construction everywhere, the landscape is changing dramatically.


Other very nice subdivs in S Cookeville are (older) Hillsdale Estates and (newer) Rebecca Place + Riverbend . All subdv's listed are a stones throw from Sam's Club and town . No crimes/hassles to speak of.



If you want to spend the big bucks there is Southern Woods ($1mil +) and Hickory Flats (maybe 400k +)

I so appreciate this. Our home is going up for sale in two weeks and when we get a solod contract, we will begin looking in Cookeville and Crossville.
I fell in love with a home in crossville but we think being in a larger city may suit us better.
We live near fort Lauderdale now. We are 62 and 70 years old. Hoping for a neighborhood where people are quite friendly.

IMHO, Cookeville is way ahead of Crossville for retirees. Real good hospital/ shopping/ neat Farmers Market in summer and the list goes on for the pluses. Just sayin', but if you are "older" folks (like me) it might be a good idea to stay away from the college area to the north. Take a road trip and check out all the areas.

Another subdiv in S Cookeville is Rebecca Place, it's newer but in the city limits (maybe 15 yrs old), has city taxes but with that you get "free" garbage pickup . Homes are all brick. Drove thru there today, at least 3 homes for sale, all really nice but sellers aren't giving them away. One of 'em has a pool.

Also consider Hillsdale Estates, older (70-80's homes) but super convenient to town, it's also in the city limits. There are a couple homes for sale in there also.

Cookeville people are very friendly,if you decide to settle here, wherever you land you will do OK. Just don't be expecting to find a "level" plot of land

Good luck w/ your sale and search !! Plenty of nice areas here to check out.

Check out the FSBO's for an all brick, this one is under 1k tax, outside of city limits but real close, great walkable neighborhood
