Hello All I am new to this and would need some advice. I am a African American female (NJ native) currently engaged to a Caucasian male (Wisconsin native) Our age group is 35-40 We dont have any children and currently live in Wisconsin. We both have been eye balling different states for quite a while and looking to relocate around that area between now and next year lord willing. I always been a city girl who enjoys simple nightlife, weekend getaways, shopping, basic fun things etc. As far as my fiance, he's more of a homebody nerdy type guy(gamer) who mostly stays to himself. Just looking for place to purchase a home and live out our days. Is there anyone out there who can suggest some suburban to rural areas that offers a peaceful low crime, diverse, and STRONG internet and affordable healthcare services. A place to purchase a home about 40 minutes outside city. I would $100-$150k maybe more and 1 to 1.5 acre. If not maybe even a decent foreclosure. My fiance has ADHD and Aspergers and I feel that this would be a great opportunity to live in a state with affordable healthcare that can help with his autistic issues So any feedback is accepted thanks for your time. Fun fact we are both fans of potatoes in every way I also wanted to know what areas if any would be accepting to interracial couples. I've posted on another Tennessee forum and was told by a few that cookeville is the best place concerning what we are looking for. So please give me some feedback let me know.

Since you want to live out in the country, you can definitely find what you're looking for in the Cookeville area. I would look west of town which would put you close to Cookeville but also within an hour (or less) of Nashville, particularly if you need jobs. Cookeville, so far, is doing ok during this pandemic, but Nashville is the growth engine for the entire state.

Another advantage of the Cookeville area is that even out in the boondocks you've got super fast fiber/gigabit internet. As far as simple nightlife, I'm not sure what you consider simple nightlife but you might be able to get that in Cookeville which has 200 restaurants (many with live music), theater, concerts, museums, even NCAA sports. The hospital in Cookeville is excellent and is the principal hospital for the region. Otherwise, Vanderbilt in Nashville is one of the top hospitals in the entire country.

I don't think your race will be an issue. The mayor of little Livingston, just north of Cookeville, is African-American and is beloved. Just northwest of Cookeville is the community of Free Hill, a town established for freed slaves. Plus, with the university in Cookeville, there are people from literally all over the world who've moved to the area. While there's always a few nutjobs everywhere, this area is a pretty tolerant live-and-let-live area.

Here are some places that have recently sold in the rural areas just west of Cookeville, just to give you an example of what's available.

As I said in my post, the closest major city is Nashville. Cookeville is a large town that's growing quickly and has recently had a booming economy with lots of new jobs although the coronavirus pandemic has slowed that down. You should also know that wages in Tennessee tend to be lower than many northern states. As for healthcare, there are over 200 doctors in Cookeville and a regional hospital. Here's their web site so you can see what's available:
https://crmchealth.org/

Otherwise, Vanderbilt in Nashville is one of the top hospitals in the country. Cookeville's hospital is partnered with Vanderbilt, and Vanderbilt has a lifeflight helicopter based in Cookeville.

ok cool i see cookeville is slightly over a hour from nashville kinda far to commute for a job. hmmm so the business is booming in cookeville. Im actually checking to see if there are other areas around cookeville that we can get jobs if not successful in cookeville but closer than nashville as far as commute is concerned. Hows lebanon by the way that's another i was looking into? I've noticed the wages are lower someone stated that to. they was wondering how people are paying for their mortgages LOL

That's a good question. Lebanon is a good city, but the cost of living is increasing quicker than Cookeville. More and more people are commuting from Cookeville to Nashville. I do it at least 3-4 days a week (not right now though). Depending on what part of the Nashville metro area you are driving to, it's not too bad. What kind of jobs are you looking for? With what is here (after things settle down) and what is coming, you may be able to find what you are looking for without commuting.

From your listing of preferences, Cookeville falls short in two areas. It is at least an hour to the city, i.e. Nashville and Cookeville isn't as diverse as communities to our west and closer to Nashville. In fact, the Upper Cumberland (13-county region where Cookeville is the HUB of economic activity for many of those counties) isn't diverse at all. But that isn't to say that Cookeville isn't open and integrated; it's just a fact of demographics. What helps Cookeville's diversity more so than any other institution is the university (Tennessee Tech).

I work in Lebanon at least once a week; it's twenty minutes from Nashville and may be the last bastion of affordable housing this side of the Metro, but....cost of living is rising there. Further east, Smith County is most affordable in the Metro area and roughly 40 minutes from Nashville; however, there is a lack of diversity there as well...and the total county population is approximately 25,000. You would still need to go to Lebanon, Cookeville or Nashville for regional medical care, i.e. hospitals.

The trick is finding the balance between an acre or an acre and a half with your budget closer to the city.
