Hello - My wife and I just purchased a lot in Cumberland Cover (we close in a month) and we are starting to gather information. We don't plan to build for another 5 years or so, but life could accelerate the timeline.

The lot we purchased is 4 acres and it's moderately wooded. When the time comes to take the next step in building, what are my options to clear the land for a road and a home?

Can the timber be harvested to offset cost or is it just cleared and removed?

This may spawn several more questions, but I thought I would start with this.

I can tell you the questions you need to start with.

1. Subdivision restrictions. How does Cumberland Cove restrict timber cutting?

2. Is there marketable timber?

3. Board footage of timber?

4. Species of timber?

5. Market prices of those species?

I think it's a good smart route, most people dont think like that and just doze and burn.
