We just got back from our trip up to Cookeville area.
Nice, seems like it's growing Very fast.
We were with Realtor for 2 days straight....
We covered all areas around Cookeville.
so far we have 3 areas that we are interested in,
North of Sparta
South of Baxter
around Rickman

Any comments or suggestions?
We don't want to be in city limits, and want 1+ acres.
(I am tired of close neighbors)

Thanks

Well, glad you came up to look. Just considering your favorites I'll ask...
Is the "North of Sparta" in Putnam County or White?
Also "South of Baxter",I guess that means south of I-40?
"Around Rickman" is growing & is a good area.Easy access to Cookeville via hwy.111(to Oreck?)
Looking at buying or building?

Welcome to Cookeville! I know you'll LOVE IT!!!

Hey there, cncguy2000. Glad you had a good trip. Wondering if you could share your general impression of the Cookeville area. You mentioned that it seems like its growing fast. I worry that its going to become overcrowded really quick.

Like you, we are looking for some land, but we still want our children going to Putnam County schools. I guess I'm trying to find out if it's clean, friendly, easy to get around in, family friendly.

Any input would be super. Thanks.

I'm glad you had a good trip! And you're right, the secret's out, Cookeville is a great place to live.

I can't remember if you need to be around good schools. If that's the case, then stick with Putnam County.

Good luck!

The house we really like is outside of rickman, have not searched schools yet in that county. (overton?)

House outside of sparta was in white co.

House South of baxter was South of I-40 still in Putman Co.

we are open to both building and buying a house, we found a house that was great, built in 1940, but location was downtown sparta...

City of Cookeville is growing like weeds in my backyard....
seen this on the coast years ago... one of the reasons we want to be outside of city.

95% chance we will be moving up there.

last thing is about the people, We didn't meet anybody that was rude....
and the service we got at restaurants was good.
(can't say that about Gulfport anymore. )
Town was very clean!

Seems like a nice place to live.

I wouldn't live in Sparta at all. But Rickman isn't bad. That part of Overton County is growing quite a bit because of its proximity to Cookeville. The school in Rickman seems to be ok. But the only high school in the county is in Livingston, and academically it just doesn't come close to Putnam County's 3 high schools. Cookeville HS is one of only 6 in the state with the International Baccalaureate program, Monterey HS is a 2006 National Blue Ribbon school, and Upperman in Baxter is in a brand new facility.

The area south of Baxter is nice, you'd get the benefits of Putnam County's schools, you're only 10 minutes (or less) to Cookeville and only a little over an hour to Nashville. And it's really beautiful around there, isn't it?

Good luck! Keep us posted.
