Finally, things are looking up:

Upper Cumberland real estate market up from same time last year

This is better for buyers and sellers. Some transplants coming in have had a hard time finding something because the inventory has been limited, basically in the past year, if someone didn't have to sell, they didn't. Now that things are moving again, we're starting to see better inventory available.

Interesting...... Crossville has hundreds properties for sale from low $$ to several million $$$$. Seems there is very little moving over here. If someone wants to sell they can't....

I guess I should clarify that I'm especially happy about the increase in sales and thus the eventual increase of inventory for more expensive homes - most of my clients that are looking in the 200+ range have struggled to find something that fits their needs. I think that's for multiple reasons. 1. With the boom in '07, most of the people selling in that range have already bought and sold recently. 2. The market has been so poor, people are only selling if they have too. 3. People are just plain hesitant to pull the trigger right now.

Crossville's market may not be picking up yet, but we've seen a pretty extensive increase over last year here (our local realtor association extends to as far as Crossville, but most of them list with the Knoxville MLS). The extreme ends of the state, Memphis and Smokey Mtn areas, are still utterly horrid.

Numerous properties in that range over here..... I don't expect much to happen for quite some time yet.....

Holy cow, how on earth did Crossville get so over developed?? I know that Putnam County has overtaken Cumberland County in recent years to become the fastest growing county in the Upper Cumberland, but I had no idea it was this bad. I guess it'll be a while before that 3,000-home "green" development that was announced a couple of years ago near Crossville is ever built.

The chart is a bit missleading as all 766 properties are NOT in the city limits....

The "green village" will probably be a long ways off from being built....
