At one time San Diego was reasonable but when places get a reputation for having both affordability and good scenery and people start flocking there, things move in reverse. It's okay with me if the Florida/California beach lovers perceive the South Texas coast as sub par so those who appreciate Padre as the gem it is can continue to enjoy it sans over population and all the negatives that go with it.

Cool perspective on Corpus Christi. Never been down there, but would love to take the wife down there at some point.

I'm sorry you don't like it in Corpus Christi. Perhaps you should move.

I just don't think you'll find anywhere that will satisfy you, based on the number of negative things you've identified.
