Does anyone know why commercial property to lease is so expensive in the city of Corpus and the surrounding metro? Seems like everyone wants way too much and would rather have a building remain vacant with no income at all than to negotiate and take something over nothing.

I'm finding property taxes and insurance costs to be quite high as I look around CC at potential home purchases. Undoubtedly, that factors in big-time with commercial properties (no residential homestead discount or other discounts on property taxes, on top of it all) and causes higher rents across the board.

I've no idea why it seems some building owners would rather hold onto a vacancy than lower their rent though. I see that a lot where I'm currently at in the Virgin Islands as well. Here, I chock it up to a total lack of drive and common sense (an epidemic that I'm gathering plagues CC as well, from reading these threads), but perhaps there is some kind of tax break under the hardship of vacancy or something?
