Where are the nice new suburban areas? (Houston, Corpus Christi: low crime, custom home)

Can any locals tell me where the nice new/growing suburban areas are in Corpus? By that, I mean areas with some sort of job growth nearby, new home construction in the $300k+ range, and above average schools.


I am familiar with some higher end but older neighborhoods, and some newer suburban areas where starter homes are being built. I have never seen anything in the middle.

Yeah, not much of a middle. I mean, you can go south of the Oso out near London ISD and get something like that probably. Most of the expansion has been to the southside and towards Calallen.
There aren't a lot of expensive new homes being built. You can find homes similar to what you're looking for except the new features if you focus on the area between Ocean and Alameda, and Ocean and Santa Fe.

Due to geography most people with money live along the Ocean Drive corridor or on the Island. The only real exceptions to this are Southern Flour Bluff, the Lakes, Country Club, King's Crossing, King Estates and some parts of Wood River. Other than Spohn South the high paying jobs are on the base, Downtown, or along 37 so the places where new construction is happening are geographically furthest from work for high earners. Southside traffic sucks too. Most people who can afford 300+ want low traffic and either a direct water view or being close. Since our prices aren't nearly as high as inner city Houston there really isn't a market for the 300k new house in the suburbs(In Houston that's a cheap alternative to a 750k house of the same size inside the loop). Check out Lamar Park or South Shores in that range with good schools. Besser park and Del Mar in that range without good schools but close to the privates and with public transfer options(5 minute commute to Downtown).

Portland used to be the place where middle and upper income families resided in to get away from the poorly run City of Corpus Christi. However, the Port of Corpus Christi has destroyed it by ringing it with noisy heavy industry plants. Property values are plummeting there.

The only remaining livable low crime area around Corpus is North Padre Island. Although being raped property tax wise by Corpus Christi, it is becoming the high income, high property value location in the area. It would would be a nearly prefect place to live if it could secede from Corpus Christi.

I live in an awesome subdivision named Lago Vista. It's on the Southside near the Botanical Gardens off of Staples and King Trail. The houses here are all newer construction and range in price from 400k-1mil. It has 3 private lakes, one that's zoned for water skiing, has a community pool, and all the lots are at least half an acre. There are still some vacant lots that you can purchase to build your own custom home. I love how convenient my neighborhood is to nearly everything. With the new Crosstown extension that is happening, it will be even better. We are in the London ISD school district which is highly rated and my kids love it. Hope this helps.
