I am relocating from out of state and I really don't know anything about the Corpus Christi area.
I have been approved for a house for up to $270,000.

Which areas are safe, low flood risk, and have lower taxes and insurances costs (I know they both will be high, just which areas are generally lower)? Zip codes to look in/zip codes to avoid?

I am a single empty nester in my mid-40's so I could buy a 2 or 3 bedroom smaller home, say under 1500 square feet -- I don't need a lot of space or a big yard. I mainly care about monthly costs (factoring in taxes and insurance) and being in a safe location (lower crime, not in a flood zone).

I will talk to a Realtor when I am ready to start looking but would appreciate any insight given here.

Staples and Alameda corridors north of SPID, Southside not near a drainage ditch, Calallen or Portland.

Any opinions on Flour Bluff? I saw a few good real estate deals out there, but I know nothing of the area.

Highly depends. I like Tropic Isles which is the part with canals. Overall the area is very mixed. Some of it has drainage issues. I didn't mention it because you didn't say you had kids and that's what you end up paying for in most of the mid tier stuff. Equivalent houses on the mainland are probably 20% cheaper. People buy up the price on the low and mid end houses for the school district.

There are some ranchitas 1-5 acres that are pricier than standard houses but very unique to the area. They are by far the least expensive way to get that much land in the city. So if you want a few thousand square foot house and enough land for a horse or two and don't want to pay a million bucks for it; that's your area.

There can be lots of air traffic from the two airfields so if that's an issue avoid the area entirely. There is absolutely zero sympathy for people who complain about aircraft noise.

Last thing is Flour Bluff was separate community annexed into the city in the 1960's so the older parts may not have normal city utilities. For example may not have city sewer or gas service with little possibility of getting it.
