Valley Ranch is one of the nicer newer areas with still moderately priced home. I lived there for a while. Good access to shopping and dinning. I did not like the schools; found them to be very sub-par to Plano.

We do private school so only concerned about schools when it comes to resale of homes. I came from MN and we had subpar schools as well, but they still promoted many great minds! I did not check out any public schools except on great schools.com. It's hard to find anything out academically because TX bases it's schools on TAKS scores which aren't a true reflection on how well the kids are really learning. It's only a reflection on how well the teachers taught the kids to take the test.

Thanks for the school information. I just talked to some physicians today about relocation and they all live in Valley Ranch and hospital district. They love it.

There are lots of great places to live in Irving, you just have to be willing to look for them. The neighborhood I've lived in is a great neighborhood, nice homes, huge backyards which is a rarity these days, a main street which isn't too busy, and neighbors that are easy to handle. That being said, it's in south Irving next to loop 12 where most people would assume is a bad area. I've lived here for 18 years and have no complaints though.
