I really thought Valley View would die first, it has already lost two anchors and there is more low income housing nearby compared to Collin Creek. Collin Creek managed to survive Stonebriar and Willow Bend, both of which are now a decade old. Firewheel dealt a good blow, and Mervyns left but Collin Creek managed to chug along. Now Watters Creek has opened just a few exits up 75 and I just don't see Collin Creek making it much longer. There have been fewer and fewer national chain in CC with each visit. Some of the stores have already relocated to WC, and word is that one of the anchors will be relocating as well.

Valley View Center lost large anchor stores.


Macy's 300,196 sq ft (Was the largest Macy's in the Metroplex)
Dillard's 302,286 sq ft (Was the largest Dillard's in Texas)

I think Valley View will be redeveloped. I don't think Collin Creek will. Based on that, I'm going with Collin Creek.

The JC Penney at Valley View is the largest (sq foot) of all the JC Penneys I believe. They are building a stand alone store on NW Highway and Skillman. I wonder if they will close up shop at Valley View when it's completed.

I had not been to Collin Creek for 20 years until my hairdresser moved to the Penney's there and I tell you what, that mall gets PACKED. Who knew?

Yuck on Valley View.

Well rumor is that CC will lose Dillards to Watters Creek.

When it opened in the former Bloomingdale's space, it was the largest Penney's store in the Metroplex, it isn't anymore.

The correct answer is Willow Bend.

Between the choices listed, Valley View. CC still gets the Plano Senior & Plano East crowds. The food court is jammed during PSHS & PESH open campus lunch time, and the tweens hang out there on the weekends.

Valley View already got a makeover some years back. Collin Creek will get a re-do before Valley View gets a second one.

Ive always thought that Valley View should be reborn as a mall catering to the Mexican demographic. That area of town is heavily hispanic and they could market a wing to that. Duplicating the Galleria wont work. With the Galleria next door, that mall wont ever cut it as a run of the mill mall.
