hello, I am new to this forum and wanted to ask that question. I am relocating to the DFW area soon from a smaller town in West Texas and want some input on the areas to avoid in Dallas proper. Sure this has been asked many times before, was looking for some current data.

That is a loaded question! What is bad for some is great for others.
Can you provides some info on job location, lifestyle, rent/buy, etc?

Any place that you or your family cannot afford to live &/or feel inferior to the rest of the residents there is the absolute worst place to live. Any place that is too long a commute for work or school is the worst place to live. Any place that frightens you when you walk outside in the daylight is the worst place to live. Any place that offends your senses is the worst place to live.

So, tell us what your budget is, where you need to commute to, what you dislike/like hearing, seeing, smelling and we'll be able to give you input.

There are specific pockets with high crime & poverty levels, in both Dallas proper and the suburbs....you will know them when you drive through the area or see a rent deal that is "too good to be true."

Okay. I'm just going to say it -- the neighborhoods around Fair Park, Pleasant Grove, along Harry Hines, Cadillac Heights are among the least desirable real estate in the City of Dallas.

Many people will say anything south of I-30 is undesirable -- but I think that is too broad of a brush. There are wonderful areas south of I-30. But you may just have to look a little harder.

Gordon Keith has a column about how to find the cheapest real estate in Dallas, and until now I didn't know when it would be appropriate.

A friend of mine just bought a house in the Stevens Park area...at least I think that's what it's near, it's right near Hampton and Colorado. It's a drop dead gorgeous neighborhood. I'm insanely jealous actually. Though if I lived there and had kids I would have to budget private school in.
