Our house was built in 1999 and we bought it this year in March. One of the windows on the first floor did not close easily ( it was too heavy to close). Now, another window, which is in line with this window, but is on the second floor is having the same issue. Is it a sign of foundation damage??

P.S. We have midsized crape myrtle in our front yard, very close these windows.

You need someone to look at the house that has some knowledge in foundation movements. It's hard to tell from just windows that stick. Have you been outside to see if there is any mortar or brick cracking ?

If you used a good real estate agent they may be able to look at the house & see if there are signs of movement. There have been some good threads on here over the summer about DFW & Foundations. You might do a search.

One of the main maintenance tips in DFW on foundations is having and implementing a good watering program for your yard. This done correctly will prevent at least 50% of foundation movement problems. Your Crepe Myrtle might be contributing some but usually they are not a big factor. They are not usually real large and do not have major root systems.

You can always have a foundation engineer look at the home but I would start with someone who is knowledgeable and can guide you like your RE agent.

lot of rain--could just be sticking--
get some dry lubricant--like graphite--and use that on the interior mechanism so that the window is "greased"

It's been VERY humid... wood swells/expands. The wood around the windows could just be making them shift a little.

Look outside also to see if you have any mortar or brick cracking around the windows. You don't want to neglect this if there are signs outside.
