The M-Streets is the cynosure for sophisticated couples. It's located between the more family-oriented areas of Park Cities and Lakewood. Not that many homes have pools, you would probably have to put one in..it's mostly classic Tudors but there is new construction worked in with conservation district guidelines.

However, it's right at your price range and poised to appreciate given its location and schools. It's one place where you CAN walk to restaurants. Closest public golf courses nearby are the two at Tenison - one is top-ranked. You are close to Dalllas, Lakewood and Royal Oaks country club courses.

I have prospected in the Kessler Park area many, many times for investment property. In rush hour traffic, 30-40 minute drive.

M Street and Lakewood .... 40 minutes at minimum

All lovely areas, as is Las Colinas -- betcha TC80 hasn't been in most of LC neighborhoods, how could anyone NOT love the University Hills near Rochelle & Northgate???

I would estimate from M-Streets to Las Colinas - more like 20-30 minutes depending on time of day. M-Streets is located right next to Central Expressway and you can go via Fitzhugh/Wycliff to 35, Central/Woodall Rodgers to 35, Central to Northwest Highway to 114 or you can cut across by using Royal Lane or Walnut Hill. I've also taken University to Lemmon to Northwest Highway. If you are in Lakewood Proper closer to White Rock Lake that could add 5-10 minutes.

Of course if there is some traffic disaster you can throw all that out. But you have multiple routes and if you check traffic first you have a high probablity of missing the mess. And soon DART rail, available at Mockingbird Station, will connect to Las Colinas.

yes--there is the lure of having DART available but that works the other way as well--living in LC and using DART to get into the Mockingbird Station area
