Looking at a home near Sewanee and Cornell. Great home, good size and pool and about 5 blocks to Armstrong school. Close to 75 which helps for work and can take Abbott down to Knox-Henderson area easily.

Any ideas of how bad it gets during games at SMU?

Anything that would make the area undesirable?

Isn't that just one block west of Airline? I think you will have the same issues that have already been discussed about the future library and game-day traffic, as well as the noise from 75.

You're going to get game day & possibly Library traffic as far south as Beverly. Also, the closer west you go towards Hillcrest, you'll also get HPUMC parking on Sundays and possibly Wednesday evenings. That church has very very little parking and is one of the largest Methodist churches in America- 8,000 members or something like that.

If you like that area, I would focus from Beverly Drive on south.

Also there are many funerals at HPUMC (oh and weddings also). For me, parking on those streets just south of the church is much easier than getting into a jam with everyone looking for a space next to the church. So you might get my old pickup in front of your house -- horrors!

Close to pulling the trigger. Need to drive over on a Sunday and see how bad the church parking can get. Still loving that it's only 5-6 blocks from Armstrong and 8 or so from the Middle School. Almost there. It's not the toniest of neighborhoods but it's got the space we need and it's closest to Knox that's reasonable unless you count the architectural monstrosity on Abbott that's been sitting on the market.

On the plus side, I have had nothing but positive encounters with all the families and neighbors we've met in UP and HP much better than the horror stories would've had me believe.
