Hello,

Me, my wife and our two young kids are considering relocating into the east Dallas area. I came across a place called Shadowbrook condominiums located on 11511 Ferguson Road, Dallas, TX 75228. I'm new to Dallas and would appreciate any feedback on this place and the surrounding area and neighborhood.

The apartments on Woodmeadow (just up the road) are BAD, and have been for at least 15 years. I would not live close to them at all.

Avoid those at all cost. I would not recommend anyone live there.

To OP,

Just curious- you posted on FW in August looking for a place for you & your wife....how'd you round up 2 kids so quickly?

Me thinks you are a real estate investor based on previous postings. Why would someone checking out investment properties in Cali be looking for a dirt-cheap apartment in Dallas for his family? If you're an investor, why not identify yourself as such?

yes sir, you got me. I am an investor. You may be right (or wrong..), sometime you get a more honest opinion from people when you are not presenting yourself as an investor but rather a potential occupant....I'm seeking class C/B apartment complexes in the Metroplex area....

Well then- honest assessment- sketchy neighborhood, sketchy renters. That whole part of Far East Dallas is pretty sketchy.

Do you live in TX or CA?

I personally live in CA but the Company has been investing in Texas for quite some time. We invest in large apartment complexes, so far in Austin and Fort Worth area. Few in Oklahoma also. I'm not familiar with Dallas though.

I actually live in this area just on the other side of the Dallas Athletic Club. I wouldn't say the entire area is sketchy. There are pockets of good and bad. There is actually less crime over here than parts of Lake Highlands and North Dallas, which are generally much more affluent areas. However, there are tons of immigrants in this part of Dallas, likely many illegal ones, and the schools are not good until you get into Mesquite or Garland.
