How much "land" are you talking about? If you are looking for something over 2 acres then Parker but you are going to have to bring some serious dollars to the table. Lucas is a bit lower on the budget but still pretty pricey. These would put you in a pretty decent range from Garland but not too bad. To get more land you would have to go even further up 78 past Wylie or out past Rockwall to Royse City or such which would really add to the commute.

Rockwall's not a bad drive to Garland at all, its more upscale, and you can get more land or lake views; its a great area:

Wow- thanks for the links! Squirl...so true about the schools- very good to remember. AND, I looked at Rockwall and it looks great! We like that its close to water and for what we want to spend, we can get a nice starter house. Its at the top of my list right now. The drive doesn't seem that far (via Mapquest, anyway) looks like a straight shot. He just can't take this 90 mins to 2 hour commute home anymore. We were *just* talking and he said he wouldn't care if he had to drive an hour, he just wants to be moving for that hour, rather than stuck and going 0-15 mph. I told him that all the nice folks here have reassured me we don't have to live that far out to get what we want. =) Thank you all again for taking time to read and respond. Its been so helpful.
