By Dallas "proper" I assume you mean downtown. And Sunnyvale is definitely not a "ghost town". I can't believe you only found a few houses for sale in your price range there. And Mesquite has all the shopping you need, and is not a bad area at all. Of course, to some folks in N. Dallas and the northwestern suburbs, anything outside of their own areas are ghetto. Rockwall and Heath might be a consideration as well for large lots.

Sad but true. I grew up in Mesquite, and when I go back to visit now, it has really gone downhill. It is NOT "upscale" by any means.

Heath is nice, but I believe the schools feed into Rockwall ISD, which is relatively large?

Never said Mesquite was "upscale". It's mostly a blue collar town that planned well back in the '60s, in order to have lots of frontage on LBJ Freeway. As a result, lots of shopping areas, with most stores, family restaurants, that most people look for. I'm not advocating living there for anyone looking for a $400K+ home. But shopping is a safe bet.

Like I predicted, many will call it ghetto. It's really not, but due to the fact that there are many older neighborhoods (an old city after all), there are lots of low income neighborhoods.

It looks old. Very old. Crime rates are higher there to then compared to other suburbs. Thats factual. Resale values are not as good. Fact.
A home is an investment, and person should buy in and area that maximizes that investment. Mesquite is not a good investment. Its not being nasty. Its being truthful.

I'd love to see those "facts". Resale values in most suburbs are not that good right now. Besides, I'm not advocating Mesquite as a possible place to live for the OP. Just for the nearby shopping if they choose Sunnyvale.

BTW, Mesquite was a very good investment to me. I am a real estate appraiser and investor. The highest profit on a home I've bought in the last 5 years, percentage wise, was a home that I bought and sold in Mesquite approx. one year ago. I also came out quite well on rental property that I sold in 1999. Of course, I owned that one for 17 years..... If I had waited until 2003 to sell it, I would have netted maybe 20K more.

So what you're saying, Mikestrong, is that you don't actually have the facts to show that Mesquite's crime is worse than other older burbs, that their resale values are worse, nor can you dispute the Texas Education Agency's recognized rating that they have given the school district. But the houses are older and smaller so it's run down and dangerous by your standards.


Nobody is recommending the OP move to Mesquite. Nobody has said that it is upscale or that you will find a selection of $400,000 homes there. But to suggest that it's somehow too rough and rundown to even shop in is absolutely ridiculous, absurd, and reeks of North Dallas elitism.

Lol, I love the way Texans are even polite when they don't agree... I love the people here in this Big State.. It makes the heat, traffic and other inconveniences not a big deal!!! Truly Southern hospitality is what the OP will find no matter where they decide to live... especially after living in Seattle...
