I have no desire to do that for you, but you can look up Dallas County rates & Collin County rates here:
http://dallascad.org/forms/2010rate.pdf
2010 Tax Rates and Exemptions (http://www.collincad.org/taxrates_and_exemptions/2010taxrate.php - broken link)

Be sure to add all components: city, county, school district, and community college/ county hospital.

Off the top of my head I know that Highland Park (with HPISD schools, not the DISD part west of Tollroad) is 1.95%-ish and University Park is a smidge over 2.0%. City of Dallas with DISD schools is 2.66%. Coppell is, to my knowledge, the highest tax rate in the area @ 2.74%.

Of course, the homestead expemptions vary by county, town, & school district. UP & HP (in HPISD) offer a straight 20% exemption off school district & town appraised values. Coppell only offers 5% of town portion and 0% on school district. Dallas offers 20% on city portion and 10% on school district.

We did this exercise on the forum a month or two ago and basically a $1M home in HP or UP has about a $16k annual tax bill. In DISD, $16k of taxes buys you a $750k home. In Coppell, $16k of taxes buys you a $600k home.

You also need to factor in homestead exemptions. Lots of the different taxing entities allow different exemptions. Some give a flat $10k-$15k while others give 20% exemptions. For example, my home in Dallas is taxed at the equivalent of 2.2% after the homestead exemption is factored in.

Yes, nearly every city (Coppell being an exception) offers 20% homestead exemptions....Plano isn't special/different in that regard.

But it will only "save" you money if you are looking in multiple areas- ie, Coppell with very high taxes and Plano with moderate/low taxes. If you are only looking in Plano, it's just what the tax rate calculation is.

According to the links there are alot more than just Coppell that don't have the 20% exemption such as Richardson, Frisco, Mckinney, Allen, etc. Mostly in Collin County it seems. Just another variable to factor into the property tax equation.
