Hubby and I are relocating to Dallas area because of his job and we know very little about the area. We are about 10-15 years away from retirement, but don't want to have to make another move after this one (from Raleigh, NC). We like green space, a bit of elbow room, quiet, and definitely ranch (1 story) style home with low maintenance (brick?). Would like to live near/with people of our age (50-ish). We are both conservative Christian people. Would like some suggestions from those of you who are familiar with the area, people, etc.

1. What is your budget?
2. Where is his office?
3. How long (minutes) does he want to commute each way?

Impossible to help without that crucial info.

and are there any special needs you have--like particular church or will he need ready access to DFW or Love Field
but price and commute are two factors that can't be ignored

HI. Budget is 175,000-225,000. He works in zip code 75220. South of w. Northwest hwy. (348) and west of Walton Walker Blvd. (12). Desire a commute time of no more than 20-25 minutes--if possible.

no particular church, but we have attended instrumental Church of Christ and Southern Baptist churches previously. Do not need access to Love Field or DFW, although, when our sons come in to visit we will have to pick them up at DFW no more than 2-3 times a year though.

I highly recommend you look in Dallas, in zips 75220 & neighborhood 75229. Google Sparkman Club Estates for one specific neighborhood in that area. Lots of 1950's brick ranch homes in the area that have been very well-maintained. Quite a few original owners or empty nesters, with young families & single professionals sprinkled in too. Also, in your price range - on the higher end, but still there! Hubby would have virtually no commute- 5-10 minutes max.

Mature trees abound and many lots are .24-.3 acre. Probably not what you pictured for "elbow room", but still significantly larger than the .15-.2 acre lots that are standard in the suburbs here. You'd have to triple your budget or move 1 hour away to find .5 acre or larger.

Get a map of Dallas- Google is a great starting place- and home shop in the box between Walnut Hill to the south, Midway to the east, Webb Chapel to the west and 635-LBJ to the north. The little area bounded by Midway/Loop 12/Marsh/ Walnut Hill can also be looked at- called Midway Hollow in 75220.

There are some run down / 100% low income Hispanic neighborhoods mostly full of apartments & small homes south of Walnut Hill that you will want to avoid....so if you see a really cheap home in those zip codes, refer to the map to see where it is. Some local real estate websites have a map search tool that is great.

Also, beware the high property taxes in Dallas (and all of North Texas). Annual taxes on a $175k-220k home are going to be in the $3,750-5,000 range.

Thanks so much to you both for your input. Definitely gives us a better idea of how to target our search. We do not want to get pigeon-holed into an area like some realtors tend to do once they find out your budget. And we really don't mind having an older home that is better built than what is being thrown up today--and since the '80's for that matter. Will check those areas out that you've recommended and definitely will consider the property tax issue--wow!

20-25 minute commute during typical rush hour traffic to 75220 - you really can't get too far away from that immediate area. I'd look within 8-10 miles of that zip code at the most which would put you in North Dallas or Irving. You're probably not going to find what you want due to office location.

These are pretty indicative of what's in your price range within a short commute to hubby's office. Let us know what you like/don't and maybe we can suggest other areas if you want to adjust your wish list.
