This is definitely a problem for resale. The value will be impacted. I used to live next to a 4-lane street and this was also noted as an "incurable defect" by the appraiser.


In reality for me, personally, it was a non issue. Sure, the backyard was only totally quiet between midnight and 5am but the rest of the time it was just low-medium traffic noise. A little bit of swoosh, swoosh. The A/C was actually louder than the traffic noise. Big deal.
In the house, I could only hear it, if all other noise sources were off. And then it was very faint. I guess I could have obsessed over it.

However, a house is a really big investment so people are careful to avoid potential negatives and therefore re-sale of a house next to a busy road is rather difficult.
