The commute is a pain both ways unless you leave really early. You can also count on a wreck on 75 north or south about 2 or more days a week. I live in Fairview just off Stacy Rd, and I'm glad I don't have to drive 75 everyday.

I really like Twin Creeks, but that commute could get old.

What about Castle Hills? New/master-planned since you like the sub-div in Allen so much. About 10 minutes to West Plano and 30 minutes to downtown. Plus, option of the Tollroad which flows better than 75.

If you want a McMansion you can find them 10 minutes from downtown...

I'm thinking they want the McMansion at the Allen price ($300-400k) vs the Lakewood price ($650-900k). The land value makes a difference!

Correct. Our budget is about $450k max. We're looking for excellent schools, newer home (2004 - 2011), and an easy commute to Legacy area and downtown Dallas. Thanks for recommending Castle Hills. We will definitely take a look there. Feel free to make other recommendations!

if you are not too attached to the idea of new dry wall & ready to grout tiles then coppell or plano are good options considering commute, school & resale. check out these two properties to see what you can get for 399,000.

Have you considered west Plano. You would be just as close to the Legacy area and much closer to downtown Dallas.

Are there any subdivisions in West Plano similar to Twin Creeks in Allen and Castle Hills in Lewisville? We have two very young kids and are looking for a newer home (2004 - 2011) in a very active family friendly subdivision. I know Plano schools are excellent so that isn't a concern for us. Thanks for all the help!

I guess I am the Castle Hills version of Lakewooder on these boards.

We moved to CH in December and we love it. I work in Las Colinas and hubby's job is in Coppell. My commute is about 30-35 minutes, sometimes shorter. I stay off the George Bush turnpike because it only saves me about five minutes to Las Colinas.

Castle Hills is a great bedroom community. You could easily find a very nice McMansion-type home in your price range. Very, very family-friendly. There are family activities just about every weekend in the neighborhood. There are 25 themed playgrounds in the neighborhood. We live within easy walking distance of four or five parks.

You should be able to find a newer house in that price range. May I ask why you're looking for a house built after 2004? The older phases of the neighborhood are also the closest to the best amenities and so you probably don't want to rule out something a bit older. Ours was built in 1999, but the previous owners did a great job updating the finishes. The older phases are also zoned to the Exemplary Castle Hills Elementary.
