I've seen some nice affordable houses in this area. Under $250K. Not familiar. Can someone comment? East of Webb Chapel Rd, North of Walnut Hill, East of Marsh Lane. thx.

It's not Preston Hollow. It's a great little gem of a neighborhood called Sparkman Club Estates. Social neighborhood with a community pool/ clubhouse/ courts just a few blocks south of Royal. Zoned to Degoyler, which is a fabulous DISD elementary school and WT White HS which is very good, too.

TC these have Timberbrook, Highland North, Walnut Hill North sub divisions???

Then it may be just south of Sparkman Club Estates if it's closer to Walnut Hill than Royal. Regardless, nice area. Cromwell is a n/s running street so it probably crosses through several 1950's developments.

I like that area a lot! Very good location! I have an investment property nearby and its such a great location.

Squirl, some parts of walnut hill and marsh lane are kinda sketchy so that's why I ask. Would you recommend area for single female, early 40s? What's nearby? I've been looking allover Dallas and can't seem to find the perfect fit.

-Uptown/Oaklawn - Luv the area, but decided I didn't want to return to condo living. Plus there are so many great single family homes here.
-M Streets - Can't afford it!
-Hollywood Heights - luv the area, but still on the fence due to commute to Plano everyday
-Midway Hollow - great for commuting Plano, but limited walkability, familly oriented
-Caruth Terrace - great location, but still a little pricey. Did find a house listed at 238K. Has been on the market for awhile, updated, but I'm really looking to stay below 220K
-North Oakcliff - Great area. But my hangouts, job, friends are all north of downtown
-University Terrace - nice homes, but location not worth the commute

I realize I'm not going to get everything I'm looking for. ie, price, location, services, amenities so I'm willing to compromise. I'm currently renting an apartment. I'm in the center of everything on loop 12 between preston and hillcrest

A friend suggested I look around some more so when I stumbled across this area and saw the homes on the internet i'm wondering if it's worth looking into.

Those houses would definitely be worth taking a look at in person. The Walnut Hill North homes are in the area that most people would consider part of Sparkman, although technically they aren't in Sparkman and I don't think you would have access to the Sparkman club. The other houses are a little further south, and the maintenance of the neighborhoods gets a little more spotty as you head in that direction. Lots of original owners in the houses who are now getting elderly. I think the area is probably headed up as Sparkman sees more tear downs due to zoning into some of the best DISD schools, nice lot sizes and affordable prices.

Some good friends live just south of there. The neighborhood is great. That said just a bit farther west or a bit south and things go to pot.

I'd live there without hesitation.

Ask the home inspector about foundation issues. That area of town is among the very worst around in that regard.

There are sketchy areas west and south of there and my property is in a very borderline area. But the whole area is improving. However if you are east of Marsh it really does get much better and I would certainly live in that area.

EDS and Squirl are spot on about the area. Note that it might be pretty hard to find a property for under $250,000 east of Marsh, however. Most likely anything east of Marsh between LBJ and Walnut Hill priced in that price range is going to need pretty significant work though you might be able to find something in Glen Cove -- north of Forest between Cox and Rosser. You should also be able to find homes in your price range west of Marsh between Royal and Forest -- though as you get closer to Webb's Chapel the homes are smaller and less well maintained. Also consider Chapel Downs -- west of Webbs Chapel and north of Walnut Hill -- an enclave of nice homes where the surrounding neighborhoods are a little sketchier. If you are willing to sacrifice size, there are cute cottages behind St. Monica School in that price range.
