My fiance and I will be looking for a first home starting in August. We have lived in McKinney for the past 7 months and love it here. I have seen a lot of people on here complain about McKinney, which really surprises me, so I would really like your input.
It's important to us to get good value for money, however, we want to be extremely responsible and get a home around $200,000 or below for a first home. We can afford more, but we want to focus on being able to travel and such before having kids.
Where do you all suggest is the best value for the money? I work in Plano and FH currently works in Sherman but will probably be transferring to a NE Dallas hospital after July.
Thank you so much in advance for your input. We've only lived here for a year and thought we knew a lot about the area but clearly, we do not!

McKinney is the only one of those three suburbs where you will probably like the sub-$200k housing choices.
My reasons for steering people away from McKinney are that the other Collin County school districts are better quality, but you are at least 6+ years away from having a kindergartener and needing public schools. My other big reason is that McKinney isn't anywhere close to being "built out"'so when you go to sell your new home in say 5 or 10 years, there will still be a tremendous amount of brand new construction competing with your "old" 2010 home.
If you're still new to the area and have quite a long commute and arent even married yet, why the rush to buy? You'd be better off saving for a few more years and buying a home in Fairview or Allen, where the schools are significantly better, when you actually have a kiddo or two. Renting isnt "throwing money away" if you're living cheaply and able to save more money and not have the financial burden of home repairs, property taxes, etc.

I am about to sell my house in Mckinney. We love the city. The only issue anyone should have with Mckinney, would be if you work in Dallas. The commute would be horrible. I have sold homes all over the metroplex and Mckinney is awesome. Pricing is still great.

Thank you to both of you for your replies. We are happy renting but would really like to have a place of our own, especially a backyard for our dogs who are not fans of living on the third floor of an apartment building
We very much like McKinney, but yes, the drive for FH is 40 w/o bad traffic, up to 1 hr 20 min if there is bad traffic, and we live on the outskirts, closer to Allen than, most of McKinney. That's farther than his current drive to Sherman is.
We may wait, but it would be quite nice to finally stop moving. We've seen some nicer homes in McKinney that are being built (Cambridge) within our price range but I've also seen some interesting things in this forum about them a while back.
Fairview/Allen are very nice. We frequently go to the Villages and we are pretty active so the idea of being near trails/things to do is extremely attractive as well. Prices up there are quite a bit higher, though.
We've been renting for quite a long time and now that we are in our upper-20s and both have full-time, paying jobs (we are lucky) we'd like to finally have a place of our own.

It gets under my skin with the complaints about McKinney ISD when compared to its neighboring suburbs. I think it is nothing but veiled racism as McKinney does have a higher minority population than Allen or Frisco. My kids are products of the McKinney ISD and have received an exemplary education. My son was in the first graduation class out of McKinney Boyd and got a full four year scholarship to a small private school, my daughter graduates from there this week and will be attending the University of Arkansas on scholarship. I have two more in the pipeline as well and they love their schools and we are more than pleased with their schooling.
The EX taught in the McKinney ISD for 3 years and then transferred to a job with the Frisco ISD because she fell for this line of the grass being greener, threatened to enroll the kids there as she is able to do being an employee, but they would all have moved out and in with me if she made good on that one. Now she admits that it is really no better or worse than McKinney ISD. Different place, different issues.
OK, Trace, now to your question. I would recommend El Dorado Heights, the large area south of El Dorado between Lake Forest and Ridge. Could find many nice 3/2 single levels with a decent sized back yard in the $150k range and up. If you have kids, Reuben Johnson is a fantastic elementary with great parental involvement.
There are other nice subdivisions where you could find similarly priced homes in McKinney in good, safe neighborhoods with good schools. Don't let the anti-McKinney folks sway you, it is unfounded snobbery and I suspect a bit of fear for having to be near a few non-lily white folk.

Stmarks, I routinely suggest Richardson, Plano, Dallas ISD and other areas of the metroplex that are diverse. My reasons for saying McKinney schools are not as good as Allen ISD or Plano ISD are due to facts- SAT scores, AP test pass rates, and college admission statistics- not for fear of being in a non-lily white environment. I would rank McKinney's schools ahead of Friscos due to same measurable criteria. Frisco schools are a disgrace considering the amount of wealth and supposed parental support in the district.
As for asking a potential buyer to carefully consider resale in a suburb that is only 30% built out- compared to 95% for Plano, 75% for Allen, and 100% for Richardson or Dallas....that is only a data point that every home buyer should consider.
Think again before accusing some of us of being racist. If OP could live in Dallas, I'd be suggesting a home in the WT White HS zone due to their budget and it being an outstanding high school. That shoal is about 80% minority and 75-80% economically disadvantaged.

Turtle, glad you are not using race as a guidepost but there have been other threads here where such was only slightly veiled. Interesting that you don't like Frisco either, in your above post, you mention McKinney to be worse than the other ISDs in Collin and that would include Frisco.
Sorry, just don't see that kid to kid Allen is any greater than McKinney. If you are involved in your kids' upbringing and education is a value in your family's lifestyle, I cannot see that being in Allen ISD will change your kids one iota over being in McKinney ISD. That is where statistics can be totally overanalyzed, IMO.
Within McKinney ISD, the Boyd district is considered the most desirable and within its boundaries there is precious little undeveloped land. The vast majority of undeveloped land in McKinney is north of 380 which is McKinney North's area (and if the ISD decides to go with a fourth HS, would imagine it north of 380 as well). The vast majority of undeveloped land in the southwest of McKinney city limits would fall in the Allen and Frisco ISDs however, so can't compare undeveloped land within a city's boundaries with the corresponding ISD.
The OP has been in McKinney for 7 years and has said they love it. I love McKinney, love the mix of old, original county seat and with the new. Stonebridge Ranch set the tone for west McKinney with its grand golf courses, beautifully landscaped thoroughfares, lakes, trees... so much nicer than the flat endless gridpatterned neighborhoods I see in Frisco, Plano, and other neighborhoods.
I hope the OP will appreciate the voice of someone on the ground level with kids in the McKinney ISD that is totally pleased with the schooling experience.

I have never seen a racist comment come from TC in all the posts I have ever read..With that said, most of what he/she said here is correct, and I say this as a BIG fan of McKinney. The City is faaar from built out, and the schools need some work in certain areas, politics aren't perfect either. Doesn't mean it's a cautionary tale, just things to consider before buying there.
It's very pretty up there though, and well planned. Assuming one works in the right place Mckinney is a wonderful suburb to settle down in, but like any other suburb, far from perfect.

Back to the original question, you may want to look into the Village at Fairview just North of Stacy Rd 1/2 mile on Greenville (Rt 5). It is an existing neighborhood and DR Horton is building new construction on the remaining few lots that may be in your price range.
It gives you easy access to 75, 121 and all the new shopping/restaurants on Stacy Rd. You can also be out in the country on your bike or motorcycle by just driving east a couple miles.
I think the long-term values will be better than some of the larger neighborhoods in McKinney.

If you like McKinney then stay there or move to Dallas or Plano near work. Moving to Allen makes no sense.
