Hey all, I have been finding TONS of houses for sale that are so cheap I have to do a double take. They are not foreclosures though. I understand that alot of them are sold as-is or need aLOT of TLC, but I cant wrap my head around this. Im doing a search of the 10 mile radius around zip 75206, and have come up with 240 listings of houses UNDER $30,000. Am I seeing things? Has anyone on these forums ever purchased a house that cheap?

There's a reason they're that cheap... get in your car, lock your doors, and drive around...

Thats the link of one of them that is 34k. I know not all of these houses are in good neighborhoods (it is to be expected) and I am trying to narrow my searches down. It doesnt matter where you are, you could be in the greatest part of town and somewhere in there can still be a small crappy part, you know? Just going by school districts and zip code searches doesnt help as much. I am looking for a decent cheap "fixer upper" but I didnt know if anyone out here actually has bought a house like this. Thanks for everyones input so far though!

That's the east part of Pleasant Grove.

OK, since you're not from here, I will explain. The southeast part of Dallas is called Pleasant Grove, and it has VERY high crime. I believe the phrase is "the burglar bars on the doors and windows of the homes is not ornamental." Go look at a crime map for the area, and this will give you a better idea. Even if you totally remodel the house, you will never get your money out of it because people who can afford a better house will not live in that neighborhood because of the crime. Make sense?

The area of Dallas immediately surrounding the State Fair Park is just as bad, if not worse. The houses there look much worse than the ones in Pleasant Grove because they are much older.

OHHH okay I see what you are saying. Its hard to narrow down the searches. Is it even possible to buy a house around 50,000 in a decent neighborhood? I really like the M Streets area, which is why I was using the zipcode for a radius. I really am open to all suggestions, where we move in relative to the job isnt important, Ill be working from home.

You can find a very small condo for a little more than that in 75206 (maybe) in the E. University area and it would be a good buy - several new complexes in the area mixed in with the older ones. Good chance a developer may try to by out the entire complex.

Otherwise I would try Casa View area but I don't think it's that cheap - there could be some good places in Mesquite but I don't know that much about the area these days.

Uh, yeah. A 10 mile radius from 75206 includes some of the poorest, most blighted, crime-ridden neigbhorhoods in Dallas. There's a reason why the average price in 75206 is $250k ish and the average price near Fair Park is $30k.......

Good Dallas real estate ISN'T CHEAP.
