I believe I've seen $175-185K prices in the L-Streets. Very affordable, especially considering the proximity to downtown (and my beloved White Rock Lake).

I can second L-Streets. My bike commute route goes through L-Streets along Larchwood and I would strongly consider a house there, if I were in the market for one.
I believe that the appreciation potential is very good because it is still affordable yet close to the lake and 75/Northpark/Park Lane/the future LH town center as well as downtown and the White Rock DART station. Prices are about $100/sf-$120/sf so around $200k for an average home there.
If the NW Terrace apartments would be fixed or torn down, this area would probably jump at least 10%.

One glaring thing I noticed in the areas far north of Dallas (McKinney, Allen, Frisco) is there really isn't a sense of community. As mentioned in some of the above posts, there are a lot of people who buy and move within 5 years. This seems to be more apparent north of I 635. The builders cater to this and actually promote it. More new homes for them to build. Coming from the midwest I think it will be quite noticeable. You may spend a little more but as the old adage goes: You get what you pay for.
