My husband is being relocated to Richardson, Texas and we are looking for suggestions on where to purchase a home.

We like small town living and are looking for .5 to 1 acre lots with lots of trees. Our price range is between $350K - $500K for 4 to 5 bedrooms. We recently visited friends in Aledo (near Ft. Worth) and would LOVE to find an area like that within 45 minutes of Richardson. We appreciate any suggestions.

Princeton has a HUGE sex offender resident population. They move near each other after getting released. Also, there's a meth problem there too. It's a shame as it's a really pretty part of the metroplex.

I would look north up 75 near Van Alstyne. Schools are actually pretty good. Hasn't been hit by all the new construction McMansion sub-divisions yet like Anna & Melissa (which are north of McKinney & south of Van Alstyne). Only downside is it's a LONG drive to Richardson. 60 minutes give or take a bit.

You may also want to look in Murphy which is adjacent to Richardson's northwest side. It's a fairly generic suburb BUT the developers did a great job in protecting lot sizes vs being greedy and developing every square inch with .15 acre lots like in Frisco. Easy to find a 1/2 acre lot in Murphy and not have to spend $1M.

But if you want a more "country" feel, look north towards Van Alstyne or other areas surrounding Sherman.

Turtle is correct....Stay away from the Princeton area and east of 75 once you pass Allen.Check out Familywatchdog.com to search for offenders.Pretty scary to see where they actually are.To get what you want you will have to go North.In that price range I would go with Prosper,especially if you would not mind a 40 minute commute from Richardson.If you are in North Richardson or west Richardson it would be possible.....


-Prosper is a 40 minute drive to DFW airport on the tollway,about 35 minutes to downtown Dallas on the tollway and about 25-35 minutes to Richardson,depending on which part.

- Prosper ISD has become sought after.It is an added incentive for buying in Prosper.

- There are not many foreclosures in Prosper.This is probably due to the fact that most houses were built in the past few years before the explosion and burst.People who have purchased in the last few years are buying at the low point.The area is not flooded with very young parents with many children.It is a great balance.We noticed this after about a month of living here.There are many families and young professionals in their thirties as well as older couples.We think this is because there are not many entry level homes and small lots for low maintenance ( like Frisco,Allen or Mc Kinney for example )Houses start at about $250,000.The majority of houses in Prosper are owned or new are $350,000 plus.Your price range would put many houses n your neighborhood above yours.Anyone who knows real estate sees the benefit in this.

- The residents and council are very active.At the recent comprehensive plan update meeting over 200 people showed up at 6.00 on a Monday night to discuss the future zoning plans and hear resident feedback.

-The new high school is insane. The student teacher ratio that Prosper is aiming for is very low.Currently I believe it is 12 to 1

- They are strict with zoning and have 2 apartment complexes on the outskirts that appear to have been" grandfathered in".Future and current zoning looks on point.The only other apartments the town plans on adding will be in the outdoor retail area above stores.Lot sizes are kept large.Taxes are reasonable ,about 2.4.Retail is put in the right areas and green space is preserved.

- The gates of prosper by Jerry Jones is set to start construction in 2012.It looks unbelievable ( google it ).The town voted to start moving ahead with this in April 2011.It is in the agenda notes from the meeting viewable online.


- The new Costco will be 5 minutes away from Prosper.It will be opening this September


-Preston road is almost finished being widended and Coit has started.This will make driving in and out of Prosper very easy


-Prosper will be right off the new tollway extension and has some amazing natural terrain.Apparently this is what attracted Niclaus to begin with.


- 2 Equestrian centers !


- Gentle Creek is a private,reasonably priced golf club.The course is one of the best in DFW.


- Prosper had a 25 percent population growth this past year.The houses are already priced high on huge lots.Besides for Glenbrooke there are no subdivisions doing new builds under $200,000.Prosper has the highest median home values in Colin County


- Just like Southlake, Prosper has the same Mascot throughout all grades.The eagle is the mascot for the whole district like the Dragon is the mascot for the Carroll district.I think this gives kids a great sense of spirit


- A Jack Niclaus golf club is coming in called Bearsbrook.along with it will be high end residential and a town center

Prosper has made some very good decisions that have protected home owners investments and kept the area in good shape as it has grown.By not allowing tract homes on small lots and many apartments land prices are the highest in Collin county.Prosper is aiming to remain a bedroom community with mart retail,similar to Southlake. They have been smart with zoning and the retail they have put in makes sense. The core to maintaning a desirable,safe city involves protecting those that pay taxes and essentially populate the city.
