Southlake would be my number one choice in your price range for close proximity to Fort Worth and Dallas.

If you are interested in gated communities and fo not mind being a bit further from Dallas and Ft worth check out Crestview in Prosper and Starwood in Frisco. Both are gated with guard houses.Starwood starts at about $400,000 and offers pre owned homes. Crestview
starts around $450,00 and offers new builds.

He doesn't say which builder but both who build there are some of the best in DFW.

LCA is the association that offers the Security monitoring (patrols driving around, and also your alarm system monitoring). Not a significant cost. HOA is for the neighborhood. DCURD---you'll need to file an abatement to be exempt from this...it's only a few hundred a year so no worries. Our property tax rate is 2.52; LCA fee is 50 a month, HOA is another 50.

Lakes of Las Colinas is zoned to pretty good schools. La Vallita Elementary just down the road has a great reputation and is exemplary. The middle school and high school are good as well.

I think people were concerned that since it's in Las Colinas/Irving, then it's zoned of Irving ISD - it is not. It's C-FB ISD...and these neighborhoods (La Vallita, Riverside Village, Lakes of LC ....all high end neighborhoods feeding into these schools.)

Overall, it's a very nice area, and very convenient and centralized to everything within the metroplex. I always wondered why people on this forum are always talking about Southlake, Coppell, Plano, etc and don't consider Las Colinas. Yes you don't get as much bang for your buck here since the homes are 400K +, but it's worth considering.

I moved to Plano and didnt consider Las Colinas. I work in Irving so know the area from that perspective. I dont find it particularly attractive compared to Plano. Looks barren in areas un landscaped, also heard soil conditions for foundation can be a more common problem than in Plano. l also like to get out of the metroplex at times and Plano feels closer to the edge than Irving to me. Its good to hear DCURD rates are so low I had heard it was a competitive disadvantage for commericial property such as LC compared to say Legacy. Per haps commercial rates are higher than residential?

Normandy Estates in far West Plano, between the tollway and 121, is very nice. One of the last, if not the last, gated developments in Plano doing new construction. Avignon is another one. Lots of advantages to Plano over Frisco and north, IMO.

We are renting in Lake Highlands and I work in Ft Worth. Our rent was about to be up and needed to move. Just made sense to try and move a little bit closer to work. I couldn't take much more of 75 and 635.

We are almost moved in and have already met some great neighbors. It is more expensive because of the soil issues. Sanders and Darling have to do extra work in putting in the foundation to make up for any of those soil issues. It is a great neighborhood and I think that area is growing pretty rapidly. The path around the lake looks like a great walking/jogging option as well!
