Hi all,

I'll be moving to Dallas area in 6 weeks. I'm looking for a studio/one bedroom apt under 550/month within 10 miles of Richardson (75080). I did search on the web and I found out about this place

The Dunes at Richland Oaks
13015 Audelia Rd.
Dallas, TX 75243

I was wondering if any of you could give me any feedbacks about this place or perhaps any other suggestions.

That is at the corner of Walnut and Audelia which is not a good area at all. I used to live at that intersection about 10 years ago. There was a ton of Section 8 there and there was a gang problem back then and I'm guessing since it hasn't been redeveloped yet, it's still crummy. And I don't mean a little crummy. I mean a lot crummy.

Not the best area of Richardson. I'd find somewhere else for sure. This small area is saturated by a lot of lower income (no income) people. There are some nice, newer apartments at Renner/75 (West of 75/Central, East of Alma, North of Renner, South of 190). I believe there are also some a little farther west in this area.

Avoid the apartments in these zipcodes of Richardson & Dallas (some have Dallas address but Richardson schools):
75240
75254
75243
75081 - south of Belt Line

May seem like a lot of area but really is not. Actually these zips cover a VERY SMALL area as it is higher density (mostly apartments). These areas don't even come close to being 1/2 of Richardson as it is a large city in the metroplex.

This doesn't help the OP, but I'd like to say that the best egg rolls I've ever had are at that intersection. Bistro B. You can sit down in the restaurant, but they're cheaper if you order them from the counter. VERY addictive!

I was wondering if $550/month is reasonable for studio/one br within 10 miles of 75080.

If anybody knows any decent apartment, please let me know. But iff we are not allowed to name the apt in this forums, please feel free to pm me.

There is a complex on Coit right near Adventure Landing (putt putt place) that has studios for $550. That's what the sign says anyway. It's on Coit between Frankford and Campbell I think. Can't think of the name. My hairdresser lives there and likes it.

It's called the Mandalay, but I am unable to refer to it as anything but the Mandalay Bay.

I had a friend that lived there in a 1 bedroom apt, definitely more than $550. I don't know what the studios are like.

There are tons of cheap apartments just down the street on McCallum, but it's not a very nice neighborhood at all. I wouldn't live there.

I have to disagree with avoiding 75254, that's where I live, and I've had no problems with my complex, or the general area. I'm close to my work, and school, grocery stores. My apartment is a great deal and I feel much safer than I did in when I lived in Oak lawn. I think anywhere North of Spring Valley and west of Coit is going to be fine.

That locations straddles, some fairly nice areas and some that I would avoid like the plague. It's like two minutes from an undesirable section of Dallas that has a very high populations density. The highest in the city if I am not mistaken.

Heading down Audelia to Forest Lane it gets bad, high crime mostly section 8 apartments.

There was a road rage incident last year near that intersection and man was shot and killed.

Being very familiar with that part of town, I would avoid it.

go check the crime map on the DPD website and see how bad it is a couple blocks away in Dallas proper.

There are one bedroom apartments for that price, but again they tend to be in undesirable areas. I'd try and find a studio in Richardson or Garland.
