There are ignorant people who think everything south of downtown/ I-30 is crime-infested and rundown. They are generally shocked to find out that you can find the following in "South Dallas":

An entire neighborhood full of $1M+ historic 1930's Mediterranean mansions, Tudor estates, fabulous mid-century modern "treehouses" and cutting edge modern "green" construction. See: Kessler Park, Stevens Park, Kessler Woods

Some of the best market-driven/creative chef food in Dallas. See Bolsa, Lucia, Dude Sweet Chocolate, Hattie's, Tillman's Roadhouse

Great trails for mountain biking or trail running at Cedar Hill State Park, Oak Cliff Nature Preserve, Trinity Trails, etc.

The residence of Neiman Marcus' fashion director Ken Downing. Ken wouldn't be caught dead in a crime-ridden slum!

Some of the most breath-taking views of downtown Dallas' skyline from the hills of southern Dallas

The same beloved locally owned restaurants that are found in Dallas' well-known nice neighborhoods like Highland Park & Lakewood have outposts in Cedar Hill- Patrizio's and Matt's Rancho are alongside gelato stores and trendy - yet affordable- boutiques like Charming Charlie's.

The completely renovated Dallas Zoo which is now so awesome there's no need to drive to Fort Worth!

Laid-back neighborhood bars like Lee Harvey's in the Cedars and the Meridian Room on Exposition & Parry.

The Dallas Flea, a monthly market showcasing art, clothing, and accessories made by talented local designers & artists is held at the Southside on Lamar building.



Are there $8,000 houses and streets that get slammed with drive-by shootings in South Dallas? Yes, in some parts there are. But no one is recommending those neighborhoods to you so you have nothing to fear about looking into living in a COMPLETELY DIFFERENT PART of a large swath of Dallas that covers 200+ square miles. No one blinks at suggesting Highland Park ISD or Lake Highlands neighborhood in north Dallas, yet both are just 5 minutes from the very dangerous and crime-ridden Five Points neigbodhood. It's a non-issue. Just as the fact that there are unsafe neighborhoods in southern Dallas a complete non-issue if you should choose to look at Kessler Park or Cedar Hill.

It's true that some of south Dallas is less desirable as far as crime goes and Oak Cliff is included in that area. However, there are some really nice parts of Oak Cliff (i.e. Kessler Park). A previous post listed DeSoto and Cedar Hill as good choices and I completely agree. I think you'll find everything you're looking for - plus, if you don't like the public schools, there may also be private schools to choose from more to your liking.

As stated previously, while Richardson really is a diverse city that offers a lot, the drive to Lancaster would make you CRAZY. You already know this but when you're off work, you want to be home with family doing things with them. You don't want to be crabby and cut your family time in half because your commute SUCKS. And Dallas, my friend, is not pretty during traffic...which btw, is nearly all the time.

You can buy a really nice house in Cedar Hill, Desoto or Lancaster and send your children to private schools too. My friends have loved Merrywood in Duncanville, a co-Ed private school for elementary grades.

Yes. Pleasant Run Elementary, Lancaster Middle School, and Lancaster High School offer IB.

My advice would also be Cedar Hill. Good schools, diverse student population, reasonable commute... It seems like a natural fit.

+1 for Cedar Hill. Cedar Hill is safe, and the area is really nice. If I had a family I'd probably move to Cedar Hill. It's also a very diverse area, as others have stated. And Joe Pool Lake is beautiful, along with the hills in the area.

If you move to Richardson and commute to Lancaster, you'd probably commit suicide by the end of your first week. YES, the commute is THAT bad. It's roughly 30 miles, but the traffic between the two cities WILL BE AWFUL, especially on 75.
