I would go with the great neighborhoods around the Lake Joe Pool. It is very nice out that way. Cedar Hill or Grand Prairie would be the two places I would look at.

Richardson is a great area. If you're going for good schools, family oriented etc. it's not bad at all. The exchange is continuing your almost current travel time to/from work/home. I think as mentioned above if you go to Realtor.com and put in your requirements, you're going to be really surprised. You can get some older (70-early 80's) homes that have been renovated around White Rock Lake that will be within your budget. Also, Sunnyvale is a great area, not far from Lancaster...probably about 40-45 min in heavy traffic that is an area highly rated and has that great small town feel w/ only being 15-20 minutes from downtown Dallas. The big downside...is a VERY small black community, Sunnyvale is 89% white, but the closeness, schools, and what you can get even within your price range is worth a look IMO.

These are some listings in your price range in the various areas mentioned. I pulled listings that went a bit over $350k since in this market that's a safe bet that you could land under $350k. That may help you start to narrow down:

I'm a big fan of the Sleepy Hollow neighborhood in Cedar Hill. Real estate in the area has been a bit sluggish. There are some breath-takingly gorgeous homes around Joe Pool; might be able to find a nice home for rent. Good idea to rent for a while to get to know the area.

I know an affluent black family in Red Oak. Richardson to Lancaster would be insane. My son attends a private school right on the border of Richardson and Dallas and awhile back one of the other students lived in Lancaster and that family kept an apartment near the school for the mom and kid to stay in during the week while dad stayed back in Lancaster for work. That is how far Lancaster and Richardson are.

There's a difference between living in an affluent neighborhood, and being affluent. You're right - a $350k home in DFW probably does not put you in an affluent neighborhood, but that doesn't meant that someone whose housing budget is $350k isn't affluent.

Let's avoid the what is affluent vs. middle class vs upper class debate.

$350k is still 8-10x the median national income...

I think its cool that someone refers to himself as "affluent." Its an affirmation and we should all feel that way about our place in life. Love it!

I think it's like a nickname, only someone else can ascribe the term to you...not sure if I used ascribe right.
