I've looked at this property online and it seems to be bordered in the back by less desirable houses; any opinions on the neighborhood before I spend my time driving there? All the photos the agent put online focus on character features and not the actual rooms, hate that.....

That house is a steal and in a good neighborhood. Valencia is the border street in the Hollywood Hills Santa Monica Area, and Grand Avenue to the East. This house is actually pretty well insulated from the undesirable neighborhoods. People that live outside that neighborhood don't venture into it.

Great neighborhood! Have several friends who live & have live over there. Lots of community spirit- "yard of the month awards", block parties, holiday celebrations, etc.

The whole neighborhood is charming- lots of Tudor & Spanish cottages, with some colonials & ranches mixed in. Almost NO new construction/teardowns due to historic overlay district. Have been in quite a few homes over there- most are in mint condition but some were poorly remodeled (ie, now have floor plans that dont make sense like having to walk through one bedroom to get to the next). I'd be wary of the home's condition if the listing is only showing architectural details, but still think it's worth checking out.

Zoned to desirable Lakewood Elementary.

Crime is low- about comparable to Lakewood area. The police reports I've read are more vandalism & smashed windows (or pumpkins!) than anything really bad. Mostly white, professional owners.

Tucked in a quiet neighborhood behind the Lakewood CC (be sure to drive in from Abrams & Brookside (Brookside goes over a bridge & into HH/SM neighborhood) to realize how close it is to Lakewoood Village as it can feel isolated even though it's not due to the cc.

Lindsley Park is big & a nice neighborhood feature. The new Santa Fe trail (like the Katy Trail but in earlier stages) runs behind the homes on Santa Fe, connecting Deep Ellum to White Rock Lake.

I wouldn't worry about the neighborhood to the south. It's a lower income Hispanic neighborhood but not unsafe until you get much closet to I-30. The homes are frame wood houses vs the very nice HH/SM construction so the adjacency looks worse than it is.

Also meant to say that after fixing up, you could probably get $175-200/sf to sell. $275-325k range, on the higher side if you could find a way to add/create a 3rd bedroom.

That living room is to die for!!

Know you know this, but walk through some neighborhood homes on the market to understand what a typical kitchen/bathroom expectation is. This is not a neighborhood where you can do an inexpensive Lowe's bathroom remodel with a slab of granite and a new Kohler shower door These people expect beadboard & picture perfect Pottery Barn looking details.

Thanks! I am waiting on the offer I made on Monday (banks take so much time!) for my next rehab property. If it is a no-go (very likely) I'll drive over to see this place in the next couple of days ......

We live in this neighborhood since recently and love it.

This Sunday is the neighborhood Halloween party in the park
HSMNA HALLOWEEN SPOOKTACULAR ! Sunday Oct. 23rd. 3-6 pm « The Tudor Times

If I recall, this house had an inspection report available online, well worth looking at.

I'm no real estate expert but one thing that might not be obvious from a map is that Tenison Memorial Drive, adjacent to the house, gets a decent amount of traffic from people coming in and out of the neighborhood.

There is also a marvelous Easter Celebration and home tour and party. You better jump on this deal before someone on this forum does. This house is in the Lakewood Elementary district.

I was thinking the negative might be the location right on Tennyson--that is kind of through way, isn't it?
what about noise from traffic on that corner lot?
