My realtor took me to Bella Lago subdivision in Flower Mound - it looks great and has 1 acre lots which is nice. So, obviously the question regarding living in Flower Mound comes up.

2 questions:

1. I heard that there are plans to construct some sort of a highway into Flower Mound so as to help the traffic into 121? Is this right and when is the timeline for this?

2. Are there any other higher end neighborhoods/subdivisions in Flower Mound that I should consider - which are closer to 121?

The reason I ask is that if there was a way to jump on the 121 a bit quicker, I can make my commute to McKinney much more bearable and still live in a great area.

You got me curious because I was in Bella Lago a week ago with clients and my research didn't show such road construction plan. Here is what is planned and from this, the 10 year plan (although from 2009) doesn't have anything to cut through from Bella Lago to 121. You still have to do down 2499 and connect through Lakeside.

I would imagine that if they were to build a bridge across the lake, it would go to Grapevine to attract the people that are buying in Southlake and Keller and work in Fort Worth.

As far as other neighborhoods, I showed the following listings to my clients, both homes are gorgeous but my clients aren't ready to pursue anything yet.

MLS # 11628454 & 11632914 Both in Wright Estates, a little further south and from Bella Lago on 2 acres.

So there's something that'll go from east-west across FMound? That should help traffic quite a bit.

1. This is likely what they are referring to:

DFW Connector Highway Construction Project by Northgate Constructors There was some brouhaha about expanding 2499 5 or so years ago--mostly about the portion in the Highland Village area. 2499 has been widened through Flower Mound proper since then (and it was a needed, good thing). I don't know of any other plans to expand or build new roads in Flower Mound...assume what you see know is what you will have for the next 10 years. I don't think a bridge over Grapevine Lake is likely. Getting to 121 isn't too bad, except for the existing construction, and that will be over in a few years.

2. If you want acreage, I think the areas off Wichita Trail (where Bella Lago is) are the best choice for you. The only other options closer to 121 are the neighborhoods on the east side of town (not what you are looking for) and the neighborhoods off 2499 on the south side of F.M. 3040 (Flower Mound Rd)...no acreage there either and there really isn't a lot to choose from. No new building in either area as well. There are other new neighborhoods with acre + sized lots off Wichita Trail...I don't know the names of them all, but check them out. Three Bridges is a neat one tucked behind Stafford Estates.

What Naima said. No plans for anything new East/West. 1171 and 3040 have been expanded in the last 5-7 years. I don't see anything in the PDF that doesn't already exist.

What is the price point in Three Bridges? I can't seem to locate that one.

For the lot only, FYI. Most of them are 2-3 acres. There aren't a whole lot of them left, though. Beautiful neighborhood, though...lots of trees, a creek, and some hills.
