Hey everone -

I am once again searching for real estate in the M Streets/Deep Ellum areas of Dallas and have found some good looking properties, but am not sure how good some of these particular parts of Dallas are. I found a nice townhome at Hubert and Lewis Streets in the Lower Greenville area. Is this area nice, or does it have high crime problems? Any advice will be greatly appreciated!

Those are pretty nice. An advantage would be that you can walk to Skillman / Live Oak in one direction and to Lower Greenville in the other direction. There are a lot of rentals around there, if that bothers you. I have a couple of friends who own several properties around there and they seem to like them and keep them up nicely. I had another friend who grew up on Lewis and another who lived there until a few years ago but has passed away. I currently know some people renting a house on the street and they like it ok except they have issues with their landlord. They have lived there for many years and raised a son there (very talented musician). They are always out walking their dogs and the father had retired but took a job at Redenta's Nursery around the corner for fun. Speaking of musicians, it is said that everybody who has ever been in a band in Dallas has lived a few streets north on Oram. Just north of Lewis is LaVista Court, which is a protected historic district of two-story Tudor duplexes. There area to the south used to be a bit rough but now has newer townhome developments and several years before was a Habitat for Humanity building area. SMU used to have an "urban studies" house there. Not sure if it is still around since the neighborhood started gentrifying...HPUMC has put a lot of money into Munger Place Methodist Church. The Wilkinson Center used to be there but supposedly they moved because there were no longer enough poor people to help in the area.

BTW - I had a veggie burger from Goldrush today. There's nothing like someone knowing your order and saying "Pepper?" when you order over the phone. "Yes, George, it's me." I love the Skillman/Live Oak area.
