Which house would you pick from today's listed inventory of Collin County if you were a 45 year old foody, with $550,000 budget, craving for a pool, work in irving, wife doing tele-commute, one daughter in elementary and another wishing to do IB next year?

I think I'd pick one in Coppell so I could get to my job in Irving.

Jobs are not dependable these days and our friends and family are in CoCo which helps when I travel or if there is an emergency.

Coppell, hands down!
Sure it's not Collin County, but that commute from Collin to Irving won't be too much fun. I did it in the early 2000's (Frisco to Las Colinas) and granted there wasn't a Bush then nor Sam Rayburn and the Dallas North Tollway ended before 121 (3 lanes to one). Coppell has great schools, you can get a lot for your budget, pool-yes.

...or, if you really need to be in CoCo, look at the area off Midway north of Parker and south of Spring Creek. You could shoot down Midway and pick up the Bush. Think you could find a house that you'd like.

I didnt see the two houses you asked us to pick from but I live in West Plano and drive to Irving daily to work. I go in early, leaving my home around 7:10am and can leave early, around 4:30pm. I have no issue with the 30 minutes it takes me. I am near Parker and Preston and drive to N. Beltline just south of GBTR to work. The daily tolls are a little high but the time is not an issue.

If you are working in Irving you owe it to yourself to at least look at Hackberry Creek. It is an extremely family oriented place, and very secure. You may decide not to live in Irving, but at least look at it, the people I know there can't stop bragging about it.

your IB daughter is going to be the factor that drives that search if you are serious about making that happen for her...
you can drive to good restaurants and there are plenty of them in DFW

What schools offer IB program--either high school or jr high?
you are going to have to limit your search to homes feeding to those schools
and frankly I don't know which they are
