Ramax,
They have laid down the foundation forms and put in most of the plumbing. They expect my foundation to be poured by the end of next week. I hope so. They just poured the foundation for one of the spec homes this morning, which is the same model as mine, so I hope to see that one go up pretty quick. They just finished framing lot 13 yesterday.

I am planning to buy a house in Los Colinas as well. Plantation homes look quite promising. We are new at this home purchasing process. Do you guys have any advice? Our price is in the low 300's and the sale associate said that their price is not flexible at all. I though that was interesting. Did you guys able to negotiate on price?

Yeah, Las Colinas property is quite hot right now with all the development and the new DART Orange Line opening. Due to its desirable location, it's unlikely that they will bump on the price. Nonetheless, I would definitely go with a real estate agent to help you get the best deal.

Price is always negotiable. Definitely use an agent who knows the area.
Have you thought about a slightly older home in La Villita?
How about the Darling homes in Riverside Village?

Price is not always negotiable. See above... the area is selling extremely well and the builders have ZERO need to discount their homes much in the area. As far as La Villita, there's not much there below $350k.

hmm..yes if Plantation is doing extremely well then i suppose there is no benefit to them to lower the price.
how about the darling homes in riverside? those are negotiable, but smaller lots than plantation.

Darling homes in Riverside are 370K + for a 2 story. They do offer a smaller one story for ~330K.

A spec or inventory house or a new build? We were offered a meaingful discount on a Plantation spec home in Riverside Village a couple months back. I want to say it was something like $30-40K off. Maybe less. We passed because the combination of mortgage, taxes, insurance and HOAs was just too much for us to justify. I wouldn't be surprised if they weren't too keen to negotiate on a new build, but you gotta ask. Don't just accept their position at face value.

I would love to get a new build but I heard that you will get a deeper discount with spec homes. With a low 300k budget, I can't afford darling homes. La vallita homes are not that mucher lower in pricing. We save two meritage houses that's close by and really liked them. Katie, the meritage sale counselor, said that their spec prices are very flexible which is comforting. Now all I have to do is to choose which builder, plantation or meritge? Advice??
