My family is relocating to DFW in a month and we dont have time to visit, so any help is greatly appreciated! Job is located in Irving, willing to commute up to 45 min each way. we need a good high school and middle school. Safe neighborhoods. etc...

We like a little elbow room, not interested in new construction areas, we actually like a bit more mature neighborhoods that still have family life happening in them.

Research has me looking at the following areas...

Flower Mound, The Colony, Little Elm, Lewisville, Frisco, Los Colinas, Allen

Am I on track here? Opinions please...

Coppell, if your budget allows. Fabulous public schools - consistently in the top 3-4 area high schools for SAT scores (the best indicator of college preparedness). Known for lots of family/ parental involvement in the schools and community. Lots of parks & greenspace. Most homes built in the 1980's era.

Tremendous real estate market- one of the only ones in the area that never took a downturn. And within 15 minutes of pretty much everywhere in Irving for your commute. If you need to rent first, there are apartments in Valley Ranch (borders Irving & Coppell) zoned to Coppell ISD. You will need to pounce quickly on any rental homes in Coppell (or pretty much anywhere desirable in the DFW area) as our rental market is hopping this year.

The vast majority of the other areas you listed are filled with new (<10 year) construction, postage sized lots, etc.

Job is Irving. Frisco and Allen will be a expensive or long drive. Your options would be to drive the North dallas tollway or George Bush tollway. Irving, I would consider a long drive to either one of these two
communities. Flower Mound has good schools according to some forum entries.

our rental budget is $1500 max and our buying budget is $200k, i totally forgot to add this.

I drove from Plano to Irving this weekend...I would never want to do an Allen-to-Irving type commute every day esp. when there are probably nice areas closer to Irving to live.

Flower Mound is a better choise, good schools and quiet neighborhood. the commute time to Irving is mostly within 40 minutes @20 miles. With $1500 you can rent 3 beds house; with 200k you may buy a 4 bed house with over 2000sf.

Valley Ranch to me would be perfect for you. Sometimes I've seen some good rentals come available in your budget. So if you keep an eye on the market daily you might find something. I'd definitely aim for that area.

Grapevine would work, too. You will have to move quickly on homes in that price range because they sell quickly!

we lived in a small town atmosphere in nevada and loved it. boulder city was just outside of las vegas, it was like Mayberry with the conveniences of the city close by.
