This isn't a house we own, just one we considering---it was an awesome place, though, and someone less scared of cracks already bought it. It was a pretty straight crack & didn't look that wide, from the phone pic my hubby sent... but, water under the bridge at this point. I guess we just have to learn more about this foundation-watering thing...

DFW has the worst clay soils on the planet, outside of some place in South Africa I heard.

You just have to try to keep the soil a bit moist. For the most part running the sprinklers about 2-3 times a week should do it.

Gardening and digging are a lot of fun here too.

Someone should clarify that this advice applies to slabs, not pier and beams. I've asked several engineers/inspectors if you have to water a pier and beam and the answer is always the same: No.

What everyone else said. Get an expert. There's "settling" which occurs naturally, after a few years. Don't need to do much. There's also sloppy sheetrock installation, where a tape joint protrudes. Any house painter can fix that. (I recommend Southern Painting). If it's a major jagged line, and doors and windows don't open, then get a reputable company out there fast. (I'd recommend someone like RamJack.)

Question: Those of you that has soaker hoses around your house. How long and how often do you let it run? Im going pick some up today to start watering my foundation.
