Hello!

Does anyone know anything about the Gables at North Hill in Murphy (Wylie ISD)? It's the subdivision next to Maxwell Creek. My family and I are interested in searching for a home around that area, but we're a little concerned that the subdivision is far from being complete and it might not develop as well as the other subdivisions. Also, there are vacant lots before and after entering the subdivision on the McCreary Rd. - is there a possibility that apartments will be built on those lots? I'm really interested in your thoughts about the area or any possible tips you can give.

Thank you for that map! I'm not 100% sure though if I completely understand it though...the location we were looking at falls under the "medium density residential", but across from it there's a "planned density residential". Does the "planned density residential" mean that there's a chance that those could be apartments?

I don't that answer. You should be able to ask someone in the city's planning & zoning department.

There are no plans for apartments in Murphy. If you look at the SF minimums on those designations the Medium is 11000sf (1/4 acre) and the Planned is 9000sf. Those are fairly typical lot sizes for single family homes.

The Gables is actually pretty well built out. They do have a few phases left to complete but The Gables and The Ranch (sister developments) encompass the entire area north of Betsy from Murphy Rd to McCreary Rd. The water tower (and the park under it) is about the center of the development.

The development is actually regulated by a Planned Development District which means it has specific standards beyond the regular city zoning ordinances. And from the comments I've heard over the years, the second and beyond phases are actually nicer (stone allowed as an elevation option, etc) than the first phase. And they have a pretty active HOA and have had the same developer for all of the phases.

Thank you so much! I don't know if this is a silly question or not, but is there a reason why the houses in southwest Murphy (along Heritage) are priced higher? From what I've seen, it seems like the lots on those homes are smaller. Is it because it's a more developed area / closer to the retail shops along FM 544? Or maybe it's because it's Plano ISD? I appreciate all your help!!!

It is because the schools are zoned to Plano ISD
