Hello all, I am new to this forum and wanted to see if I could get some advice. I'm trying to get a rental house in McKinney. I have applied to three different ones, but the landlord went with someone else all three times. I'm using an agent, but she is used to dealing with buying homes, not renting. I have good credit, a lengthy rental history (about four years), and my soon to be wife and I make a combined $70k a year. We have no car payments or debt of any kind. We do however have two older cats (both declawed and spayed). The last two houses we applied to, we were even the first people to apply. But the landlord told us we were about one out of 5-6 people who had applied. Any advice on getting a rental house? We don't have money to put down to buy a house. It's an emotional process for both of us to get really excited about a house and then told we weren't picked. My agent says we will find something eventually, but we don't have the time and money to spend on continuously looking at houses and applying to them, and we need a place within the next two months. We have already spent almost $300 on application fees, and every time our credit gets pulled, it dings our credit score. Anything we can do to increase our odds of finding a rental house? Or is the rental market a lost cause, and we should give up and just find an apartment (which are more expensive than rental houses it looks like!!!) Thanks a lot!

try to find a place without an agent. I don't let agents show my houses; in this market I don't think I need to pay a commission. Search on zillow or Truila, also look on padmapper.com

Good luck. My wife and I have applied to over 10 houses, and even offered to pay for a year up front, and we STILL can't get a house. It must be a good time to be a landlord right now... rip people off on rent prices, and take like 10 applications on a house and make a few hundred dollars off the applications alone.

There's a house that just put up a for lease sign on the street next to mine. Not sure if its within your budget though. Moderator cut: specific property info cannot be posted in forum - Send DM only. It's on Zillow, they are asking $2400 a month. It's almost 3700 sq ft, and I watched the owners/previous tenants move out yesterday.

I just got a rental i McKinney and I do not know if this helped, but I had a agent friend I trust and gave her a lease application filled out and signed. All she had to do was to fill in the address, rent amount and hand over the lease on-site to the listing agent.

We were living out of state and our agent friend was looking at rentals for us and anything she said was nice and matched our criteria she jumped on.
We got the 3rd house that we were really interested in.

Hell it's tempting to buy a cheapo foreclosure, fix it up, and rent it out. VERY tempting.

I know!! If I had just a little more money, I would do this.
I actually know a family that does this - they own about 15 houses, and rent them all out. They make a KILLING, especially now!
