I was wonderinf if there is a right and wrong way to go about asking to rent/lease and home that's been listed for sale for over 130 days. Could I email the listing agent? Or would I need my agent to contact them? Or would I want to contact the owner directly?

If you're working with an agent it's only fair that you use her to negotiate a lease. And that's smart as you need someone in your camp. Plus you don't pay her; the seller/lessor does. Nothing to lose. All the seller could say is no. It's not like you're going to get beat up.
