Just throwing this out there... what's the word on this subdivision?

I know it's gated and guarded. HOA is $5000/yr.

I can get a 2 acre corner lot for $249K which is cheaper than my 1/3 acre lot in Southlake.

Chateau du Lac is a super luxurious master planned community near Grapevine lake side of Flower Mound.
If I have the $$$ I will go for it. The lot sizes are huge and cost per acre is less, however the average cost/sq.ft might be higher than Southlake properties due to the proximity to DFW airport, access to Lake and excellent schools. If you are interested in other Lakeside properties, wait for couple of months. A proposal for a mixed use near lakeside parkway on 2499 is expected.

check the fly over noise as well
there is likely a reason that land is later to develop than other areas...

Yeah, they want 5000 sq foot and above as a minimum. The HOA is $5K/yr because of the gate and the security guard there. However, my issue with the community is that there is no community pool/area and everyone seems so segregated and so unapproacheable given the size of the homes there. Seems like everyone wants to be private and away from neighbors.

The one thing I liked about Southlake is that when I'm standing on my barren lot that I have a refundable deposit on, people are walking by, biking by and a lot of people say "hi".

Any neighborhood with a guard probably isn't going to be a welcoming place. Any why not just put your own pool in? I think the allure of a community pool wears off, especially as your kids get older.

That neighborhood is all about privacy, elbow room. Doesn't mean it couldn't have a tight knit community, but I doubt it. For me personally, I would love that.

I think it's purely a budget thing... I just don't want to spend too much on our home. If I had no budget, I'd put a pool, a tennis court, a half-basketball court, a putting green... I'd probably have two outdoor living spaces.

I still think you would get more for you $$ in Flo Mo (although 2 acres is ALOT to maintain), schools are better too if you ask me. Your budget is pretty solid, so if it's more you want that budget goes further in FM all day.

I like Southlake too and each has advantages, but overall FM wins.

Your budget is more than most people's
if you want to be in a more neighborly neighborhood then it seems pretty straight forward that you would not buy in one where the lots are so large that there is little sense of "neighborhood"

in areas where lots are an acre, you don't often see many sidewalks--that is lot of concrete to pour--

sometimes different items on your wish list can't be found in the same location
and there is no way to be absolutely 100% sure that the decision you make will be the right one for the next 50 years...

I'd say do it if you could let some of it go wild, but thats harder to do in Texas since it's so flat. And I am sure the HOA wouldn't look fondly on that.

I would love to own 2 acres, but some of it would be relegated to good ol mother nature because there is NO WAY I am (as you said) watering/mowing all that. But on paper your right it's nice, but also you push your neighbor further away. I like that, ALOT.
