I find ya'lls home insurance pretty low considering I'm coming from New Orleans area. People are paying $6,000 and $7,000 a year in insurance
Mine was never that high, but it was almost $4,000, so $2,000 a year is a considerable savings.

I figure it's all pretty much a wash though. The property taxes cancel out the savings on insurance and even though I paid little to no property tax in Metairie, my insurance was $4k. So its still all about the same. I am still able to get much more and a nicer house for my money here. Housing is expensive in New Orleans.

Ya'll would laugh if I told you what a $250k house in New Orleans looks like AND it's right next to the ghetto(the real ghetto not these areas of Richardson that some people refer to as ghetto). I guess people want to pay to be near the culture.

Who knew there were 2 different tax assessment websites and one had much better numbers?

The only one that matters is the County Appraisal Website and the value for 2012.

Another benefit to not doing escrow is that you can double your property taxes in a single tax year and get you over the standard deduction.

I do this in even years. So I'll itemize this year and not itemize in 2013.

I'm doing that this year! I also rolled all my charitable contributions to either 2010 or this year.

Property taxes in Dallas are based on fair market valuation less reductions for homestead, over 65 and Veterans exemptions. As a 100% Veteran I am exempted from property taxes in Dallas Texas. Almost anyone who asks can get an adjustment that can save money but you have to do it in late spring early summer.

That said property taxes are very high in Dallas cause there is no State Income Tax and that is how cities and school make most of their revenue.

There are a few protections like when values go up they can only raise so much each year till caught up.

If your house is worth enough that you pay 4,000 or more might be a good idea to looking into hiring a Property Tax Agent like all the commercial properties do.
