We are residents of Grapevine, Tx for approx. 10 years. I love the city dynamics and have almost zero complaints regarding the city government. I think it is a well oiled machine.
However, we have been experiencing a bit of riff-raff in some areas near our home (think graffiti, shoes over power lines and teens 'requesting' your wallet).
The majority of our home search has been in Grapevine, although away from our current neighborhood. We are not 100% certain about the ISD, although it claims to be 'exemplary'. Our children are currently very young (toddler/baby) and we hope to make the best and most informed decision possible for them regarding neighborhood and schools.

We have seen a home recently that interests us that is located in Trophy Club. I am aware that Trophy Club also claims 'exemplary' on its ISD but I haven't been able to find any firsthand accounts. It seems that there are quite a few families in the area.
We would also like to find a place with parks and walking trails and general great camaraderie in the community...although this is likely a gamble anywhere

any opinions, input or personal experience would be appreciated!

U misunderstand the term "exemplary"....
It is given by the state education agency to districts that meet the highest standard of performance
Neither GCISD nor Northwest ISD which Trophy Club is part of are rated Exemplary by the state
There are exemplary rated schools within the district but others that rank lower

Carroll/Southlake and Highland Park are the only districts that rate top ranking by state
A very small area in Grapevine city limits lies in CISD

This ends up becoming a blanket term in the real estate market. People list homes and describe it for the entire ISD. I know that during a time of consideration of a Colleyville property we were told that Colleyville Elem was preferable over Bransford, however, since we didn't move forward, I didn't research.
I did notice that in Trophy club, Byron Nelson does not seem to be at the top. However, I would like to be moved on in 15 years
I haven't seen anything too much lately in that grid you are talking about..but I do keep my eyes open for it. We would rather avoid the Southlake taxes if possible.

Where in Grapevine are you living where you are experiencing this? My husband and I have lived here for 10 years, in two different neighborhoods, and we've never had anything like this. The worst thing that happened to us was a trash can getting stolen!

Trophy Club is nice, but it suffers from access problems. The entire town is located off a one way frontage road of a busy highway that backs up badly during rush hours. Commutes on 114 from Trophy Club can be really bad (unless you work in Westlake). There is a grocery store, some restaurants, and a few shops in TC, but you will be driving out of town for everything else on that busy freeway. Also, you would be going from one of the lowest property taxes in Tarrant County to one of the highest. Other than the Country Club, I'm not aware of any community areas in TC...

We live near GHS and Timberline Elementary. I can one up your garbage can--someone took our ENTIRE recycle container (contents too!) when I put it out on Thursday once. We also had our car broken into last November, along with another neighbor. ;(
I know this isn't a true norm for the city, however, we have a too close for (our) comfort too quite a few apartments and some have been put on the sliding scale. (boo) Yes, seriously, while pushing our firs born in a stroller, kids stood outside of their apartments and yelled at us to give up our wallets. Kidding our not...we are over this grid of Grapevine.
I keep hearing that Trophy Club is such a winner for young families. However, I am really at a loss for much information. Thanks for the intel about the taxes. I always think of Trophy club as that 'made up' town and love grapevine for its history.
Trophy Club is a bit closer for a commute, and its seems only about 5 min to get back to what would matter to us...Southlake and Grapevine to grocery shop/eat, etc.
However, I would miss my 5 minute walk to Parr Park

Oh.... You are down by the Mustang Drive apartments.... We live close to you, but off Heritage much further away from the apartments and closer to the park. I always tell people to stay away from those apartments. They are BAD! Not all of Grapevine is like that. Even the part we live in is better, and our old neighborhood (Bellaire) was great, too.

Why not just look in other parts of Grapevine? The really nice part is the little piece east of 121 and west of 360. And the neighborhoods surrounding Parr Park are great, too. Yes, you will need a good realtor who stays on top of new listings, and you must be able to look the day that new listings pop up.

Most of the people I know in TC are older folks who moved there for the golf. I'm sure there are some families, but the ones I know are older. And to me, TC is just Stepford...

We aren't too, too close...but that walk was an attempt to eat at the ever turning 'diner' on the corner. (Grapevine Diner evolved to El Paseo). We are right at Creekwood an by Timberline Elementary.
We are looking..and actually have a bid in on a home on the other side of the park...in High Country. However, its a multiple bid situation and we are in wait. So, we do really love the trophy club house that we found, but it would require to withdraw the Grapevine offer.
I did pull up info on Trophy's website and they have quite a few parks and a huge pool and splash pad. I was surprised!

I know that diner. I kept meaning to try it when it was (briefly) the middle-eastern place. That would be a long walk from my house!

How much longer is the wait on the Grapevine house? If its just a couple of days, then I wouldn't worry yet. Yes, that is a very high-demand part of town!

Good deal about TC parks. As I said, the only people I know who live there are older and moved there for the golf.

Do check out the tax rates on both homes. As I said, Grapevine is very low, and TC is on the higher side. Also, TC is a municipal utility district, so that is different, too.

Yes. The space has been doomed. However, El Paseo has numerous locations. If only they hadn't torn out the gas pumps before they left the old location ;O
We have already been waiting on the High Country house for over a week. Its a great house..in a cul de sac and with a pool, etc. However, it had been sucked up by the bank and so, there is absolutely no telling. We were given a deadline with our final offer and we overbid quite a bit. Yet, we have no idea if we were the top offer.
Basically, to move on, we would have to pull the bid..or wait and lose perhaps both!
I did not realize this weird MUD situation about Trophy Club. I will pass this on to my husband. I did drive up there tonight to show the outside to some family and experienced a bit of the highway traffic--however knowing the back roads well, I think it can always be avoided, somewhat.

You're right that you never know with a bank-owned home. The good thing you have is that you're not in a time constraint as far as moving. If you have to wait until some other homes come on the market, its ok. Most people list houses in the spring, so this really might not be a bad thing.

If you haven't seen the traffic at peak hours, you need to. 114 is absolute gridlock in the evening rush hour...
