I am looking at a community which is 3 yrs old and they have very few lots available, they have listed 110/sq for lot and the home in that community they are selling it for almost 101, just want to see what price i could negotiate with the builder, and will the builder usually negotiate on base price, any tips on how to negotiate with builder would be helpful.

Hook up with a Realtor. The builder pays for her, you don't. And you won't get a discount from the builder by not using one. The builders would go out of business if they didn't use Realtors. A Realtor will guide you through the process and help you get the best deal. Plus she may know of other properties in the area that might be better.

And no, I'm not a Realtor. I've bought dozens of properties through Realtors. Some were bad, but most were really good and smart.
