I'm more afraid of electricity than natural gas. It's responsible for many more fires and deaths than natural gas.

I think I'll pass on this property, even if a big gas easement won't do any harm, that yellow danger warning sign is scary enough to keep my blood pressure up.

Google "WFAA gas line explosions" - they have done many stories about these over the last several years. Probably not that high a chance of something similar happening, but check it out...

Last house that burned down in my area did so due to an electrical fault. It was a total loss and the owners lost several pets in the fire to boot.

I'd be way more worried about electrical problems burning my house down than a gas line blowing up. I don't even leave lithium ion battery-powered items on chargers when I'm not home because of their reputation for starting fires.

A 50' easement indicates that there could be plans to lay a large transmission line. If they do they will leave things like they were and unlikely it would affect your property values at all.

If they do dig up to place a transmission line, you're looking at some time to have them out there digging, laying pipe, testing the system, covering it up again. Would your driveway cross it? Would visitors have to get in somehow? Want all that noise and dirt? Not for me but YMMV.

Not to beat a dead horse, but this is the sort of thing a realtor would be very useful for. The laws surrounding utility easements are complicated.

TEX. CASE LAW ---> easement disputes

An easement is a public record. You should be able to get it from the county recorder and it should show up in a title search. A realtor would probably be able to get his/her hands on it for you.

IMHO Real Estate Attorney are better qualified to deal with these technicalities than realtors.
