The OP is talking about at house that is $296,900 bare minimum.

I wouldn't even know about this house with 2.5 baths because I start the online searches at 3 baths. Maybe if you convert the extra bedroom and don't plan for a home more than 4 people? Market as a 3 BR 2.5 bath?? Just my opinion as a current buyer with no kids...

I guess it depends on what area of DFW you're shopping in. In this part of Richardson, 4/2.5 isn't an issue...especially since a lot of the housing stock is 3/2 or 3/2.5. 4/2.5 would be very marketable. I guess maybe in northern areas where houses have an insane amount of square footage, it might be a problem.

I don't think 4 bed 2.5 baths is an issue at all. Our old house was like that. We had the master down and then three bedrooms upstairs that shared a bath. We only have one child so he just shared when we had guests but we sold it to a couple with 4 kids. And we sold in 2 1/2 weeks.

just on my own research, I have noticed that its been 4 beds three baths, or 5/4, or 4/4. Growing up in So Cal, its very normal to have the master on top, in the south I have noticed master on bottom.

I think you should do what works for you..but three bedrooms has drawbacks, I might make one of the bedrooms a study, so its not used as a tradtional bathroom. But I would look for three full baths, guest room down. Its just that "1/2" concerns me for future resell purposes.

You need at least three bathrooms for four bedrooms. I wouldn't mind all bedrooms up if I had a bunch of small kids, although master up is definitely not the norm in CH. I lived in a 4/2.5 master up in Carrollton for ten years but I only had one child for most of that time.

I think my in-laws are going to be in trouble when they sell. Their house is about 2300-2500 sq ft but they have 5 bedrooms and 2.5 baths. I don't know if one of the bedrooms was originally going to be something else and they changed the plan, but 4 bedrooms and one full bath are upstairs. The bathroom does have 2 sinks and lots of storage space, but still. They are in Frisco, so I think people are going to expect more bathrooms.

I grew up in a 4/2 and shared a bathroom with my brother. Would have been nice to have an extra bathroom, but somehow we managed.

5 bedrooms and 2.5 baths is a bit odd. I'd expect at least 3 bathrooms for 5 bedrooms.
