I live in Creek Crossing and it really depends where on Cartwright your talking about. Cartwright runs thru quite a few subdivision so if you can narrow down a bit I could be more help full. Is the new house past Horn high school.

I think many of the people in the area bought more house than they could really afford, so now they are forced to move. Mesquite is very-much a middle-class community that is very diverse.....which is why Ilike it.

The creek crossing neighborhood is huge. Much of it is on or near Cartwright or Clay Mathis. I live in the area. I enjoy it, but it all depends on where you move. I love my neighbors, but you wouldn't want to choose a home just based off of the internet pictures. Take a good look at the house and the surrounding area. Just like any other large neighborhood, it had it good spots and bad spots.

There are lots of shopping, dining, public parks, public water parks, etc in Mesquite. And, you are within easy driving distance to Dallas, Garland, Rockwall (the lake). Many interstates and highways intersect in Mesquite, so you can pretty much get anywhere fast.

Like the others stated a lot of these newer homes that are vacant are more than likely folks buying more home than they can afford. Factor in high property taxes and you have an even bigger problem. I live in Pecan Creek and it seems like once a foreclosed home gets sold another one pops up a few weeks later. Falcons Lair seems to still have new homes for sale but most builders closed out subdivisions last year when the market started to tank. With the deals out there i would not purchase anything older than 3 years in this area the deals on the newer homes are just too good. There is more sq footage and you get HOA although there is not much they can do besides alert the city of abandoned/neglected properties. The leins they can place on properties dont seem to have much fear factor when the occupant is going to lose the home anyway.

I live in Pecan Creek, there is an HOA in this area. It seems there are many homes for sale but I think this is due to the economy. we are going on 5 yrs. and havnt had any problems with crime.
